What is a home inspection?
The purpose of a home inspection is to visually examine
the readily accessible systems and components of the home.
The inspectors are not required to move personal property,
materials or any other objects that may impede access or limit
visibility. Items that are unsafe or not functioning, in the opinion
of the inspector, will be described in accordance with the
standards of practice by which inspectors abide.

MinorDefects
Somecrackingoftheasphaltdrivewaymaterialwasobserved.Werecommendsealingthisdrivewaywiththe
appropriatematerialaspartofacontinuousmaintenanceprogram.
Somecrackingandheavingofthegaragefloorwasobserved.Werecommendthatallcracksbesealedand
monitoredforfuturemovementandtopreventfurtherdeterioration.
NOTE:Waterstainingonthewoodenroofstructureatthechimneyswasobservedintheattic.These
stainswerenotdamptothetouchatthetimeofinspection.Theyareanindicationofpastmoisture
intrusion.Withoutinspectingthisareaduringaprolongedperiodofrainwecannotdetermineifthe
leakingisstillactiveornot.Ifwealsonotedanyissuesattheexteriorre;caulking,roofshingles,
flashing,spalling,chimney,etcthenwerecommendthatyouseekfurtherevaluationbyaroofing
contractor.
Waterstainswereobservedatceilingsand/orwalls.Werecommendthatyouaskthesellerforinformationonage
andsourceofstain(s).
SafetyConcerns
OneGFCIreceptaclewasnotfullyfunctional.Typically,thismeansthateitherthe"test"and"re-set"buttonswere
notworkingORthattheoutletstillhadelectricalpowerevenafteritwastripped.Werecommendreplacement
withanewGFCIreceptacle.
Activeknob&tubewiringwasobserved.Manypropertiesbuiltpriorto1940stillhavesomeactiveknob&tube
wiring.Duetoitsadvancedage,furtherevaluationofitbyanelectricalcontractorisrecommended.
Recommendfurtherevaluation
Therewasmuchcrackingattheblockwall(s)ofthegarage.Werecommendfurtherevaluationbyamasonry
contractortodeterminewhattypeofrepair,ifany,isnecessarytoensurefuturestructuralintegrityofthewall(s).
Someasbestos-likematerialwasobservedonthesupplypipingoftheboilersystem.

GENERALDESCRIPTION
Throughoutthisreport,theterms"right"and"left"areusedtodescribethepropertyasviewedfromthestreet.
Thecosmeticconditionofthepaint,wallcovering,carpeting,windowcoverings,etc.,arenotaddressed.Allconditions
arereportedastheyexistedatthetimeoftheinspection.Routinemaintenanceandsafetyitemsarenotwithinthe
scopeofthisinspectionunlesstheyotherwiseconstitutematerialdefects.Althoughsomemaintenanceand/orsafety
itemsmaybedisclosed,thisreportdoesnotincludeallmaintenanceorsafetyitems,andshouldnotberelieduponfor
suchitems.
Theinspectedpropertyconsistedofatwostorystructurewithbricksidingthatwasoccupiedatthetimeofthe
inspection.Therewerenomaterialvisualdefectsonthevisibleportionsofthesiding.Theageoftheproperty,asreported
bythe ErieCountywebsitewassaidtobe 90-100yearsold.Theapproximatetemperatureatthestarttimeoftheinspection
was 70-80degreesFahrenheit,andtheweatherwas overcastwithsomerain.Theutilities wereonatthetimeofthe
inspection.The seller waspresentduringtheinspection.
Topography
Thepropertywassituatedonamostlylevellot.Thegeneralgradearoundthepropertyappearedtobeadequateto
directrainwaterawayfromthefoundationatnoneofthesides.
Walkway(s)
Therewasanasphaltwalkwayleadingtoastonestoopatthefrontoftheproperty.Triphazardswerenotvisibly
presentatthewalkway(s).
NOTE:Iftriphazardswerepresent,werecommendrepairtopreventpossiblefutureinjury.Therewerenomaterial
defectsobservedinthewalkwayorthestoop.
Driveway
Therewasanasphaltdrivewayatthefrontofthepropertywhichledtothedetachedgarage.Thedrivewaydidnot
visiblyslopetowardthepropertyand/orgarage(ifpresent).Therewerenomaterialdefectsobservedinthedriveway.
Werecommendthatyoukeepanyexistingcrackssealedtopreventdeteriorationand/orsettlingofthedrivewayinthe
future.
NOTE:Ifthedrivewaydoesvisiblyslopetowardthepropertyorgarage,werecommendthatyoumonitorforwater
intrusionintothepropertyorgarageduringheavyrainandaddexteriordrainageifneeded.

Thepublicgasmeterwas/werelocatedinthebasement.Gaslineswhenpresentatapropertyarenottestedforleaks
orelectricalbonding.Suchtestingisbeyondthevisualscopeofinspection.Alicensedplumbingcontractorcould
performtheseinspectionsforyou.
NOTE:A11/2"metalpipe,usedforheatingoil,wascappedoffandvisibleatthefrontexteriorgroundlevel.

Theundergroundelectricservicewireenteredthepropertyattheexteriorsiding.Theelectricmeter(s)was/were
locatedontheexteriorwall.Theelectricmeter(s)wassecurelyattachedtotheproperty.
NOTE:Activeknob&tubewiringwasobservedattheattic,basementandcrawlspace.Duetoitsadvanced
age,wearandtear-alterations-mechanicaldamage-damagedinsulation,etcetcarelikely.Forthese
reasonsitisconsideredapotentialsafetyissue.Itisrecommendedtohaveanyactiveknob&tubewiring
furtherevaluatedbyanelectricalcontractor.Knob-and-tubewiringwascommoninwiringsystemsinstalled
before1940.Theinsulationisoftendryandbrittle,andchipseasily.Exposedareasshouldbe
insulated/repairedbyalicensedelectrician,andanymodificationstothewiringmustbemadebyalicensed
electrician.Knob&tubewiringwasdesignedasan"open-air"system,nottobecoveredwithattic
insulation.Inaddition,theoutletreceptaclesofaknob-and-tube-wiredsystemarenotgrounded.

DetachedGarageRoof
Theroofofthedetachedgaragewasagabledesigncoveredwithslateshingles.Observationoftheroofsurfacesand
flashingwasperformedfromaladder.Theageoftheroofcoveringwassameastheroofofthehomeyears.There
appearedtobeonelayerontheroofatthetimeoftheinspection.Therewerenomaterialdefectsobservedonthe
exteriorofthedetachedgarageroof.
Roof
Theroofofthepropertywasahipanddormerdesigncoveredwithslateshingles.Observationoftheroofsurfaces,
flashingandpenetrationsthroughtheroofwasperformedwithbinoculars.Theageoftheroofcoveringwas90-100
years.Thereappearedtobeonelayerofroofcoveringontheroofatthetimeoftheinspection.Thisvisualroof
inspectionisnotintendedasawarrantyoranestimateontheremaininglifeoftheroof.Thelifeexpectancyofaroofis
greatlyaffectedbyweatherconditions,ventilationandmaintenance.Anyroofmetal,especiallytheflashingand
valleys,mustbekeptwellpaintedwithapaintspeciallyformulatedfortheuse.Therewerenomaterialdefects
observedontheexterioroftheroof.
NOTE:Theabsenceofvisibleofvisualindicationsofwaterpenetrationinanattic,roof,orbasementatthetimeof
inspectionisNOTconclusiveevidencethattheattic,roof,andotherareasofthepropertyarefreefromleaksorother
waterpenetration.Oftenaninspectorcanobserveleaksonlyiftheinspectionisconductedduringaprolongedperiod
ofheavyrainfall.Theoccurrenceofoccasionalorintermittentleaksorseepageduringextremeweatherconditions
(ex;highwinds)iscommon.
NOTE:Sometimesouropinionofaroofmaydifferfromthatoftheinsuranceprovider/adjuster.Someinsurance
providers/adjustersaremoreparticularthanothers.Wearetheretostatetheoverallconditionoftheroofandtheroof

Theroofdrainagesystemconsistedprimarilyofcopperguttersanddownspoutswhichappearedtobefunctionalat
thetimeoftheinspection.Guttersanddownspoutsshouldreceiveroutinemaintenancetopreventprematurefailure.
Roofgutterswithpoorslopeorsaggingwerenotobservedattheproperty.Thedownspoutswentintostand-pipesat
theground.Therewerenomaterialdefectsobservedonthevisibleportionsoftheguttersordownspouts.
NOTE:Ifthedownspoutsterminateintostandpipesatgroundlevel,itisbeyondthescopeofthisvisualinspectionto
determinetheconditionofanyundergroundpiping.Onlyiftheinspectiontakesplaceduringaprolongedrainisit
possibletodetermineifanycloggingmaybepresentattheseundergroundpipes.
Chimney(s)
Thereweretwomasonrychimney(s)usedtoventtheboiler,waterheaterandfireplaces.Observationofthe
chimney(s)exteriorwasmadewithbinoculars.
NOTE:Masonrychimneys(especiallythose36"widthormore)belowtheroofridgeandwithoutsaddleflashingare
morepronetomoistureintrusion.Therewerenomaterialdefectsobservedonthechimney(s)exterior.Aswithall
elementsofthepropertyinspection,thefireplaceinspectionisnottechnicallyexhaustive.Theinspectionprovidesa
generalconditionreportonly.Theinspectiondoesnotincludetheinterioroffluesorchimneys,draftcharacteristics,
chimneyorfireboxintegrityortheadequacyofdraft,airflowormakeupair.Consultwithaqualified,reputablechimney
andfireplaceprofessionalforacompleteevaluationofanyfireplaceandchimney.
Attic/Crawl/RoofStructure
Theunfinishedatticspacewasaccessedthroughaceilingscuttleinthe2ndfloor.Theatticspacefloorwasinsulated
withcelluloseloose-fillinsulation,approximately6-inchesindepth.Theamountofinsulationpresentwasnotcloseto
oruptotoday'sstandards.Ifitwasnot,see"NOTE"atendofthissection.
Ventilationthroughouttheatticwasprovidedbyacombinationofvariousvents.Theunfinishedatticspace(s)did
appeartobeadequatelyvented.Thevisibleroofstructureconsistedoftwo-inchbysix-inchraftersspaced16inches
oncenterandwoodplankssheathing.Itwaspossibletoinspectallareasoftheunfinishedattic.Therewasno
moisturevisibleintheatticspace.Waterstainingwasvisibleontheroofstructureatattic(Theabsenceofvisible
indicationsofmoistureisnotnecessarilyconclusiveevidencethattheroofisfreefromleaks).Therewerenomaterial
defectsobservedintheatticorroofstructure.Mold/mildew-likesubstanceswerenotobservedintheattic.If
mold/mildew-likesubstanceswereobserved,buyersandsellersarerecommendedtoobtainfurtherinformationfrom

NOTE:Aswithallaspectsofthepropertyinspection,atticandroofinspectionsarelimitedinscopetothevisibleand
readilyaccessibleareas.Manyareasoftheroofarenotvisiblefromtheatticespeciallynearthebase,wherethe
largestvolumeofwaterdrains.Thepresenceoforactivestatusofroofleakscannotbedeterminedunlessthe
conditionswhichallowleakstooccurarepresentatthetimeoftheinspection.Pleasebeawarethatrainaloneisnot
alwaysaconditionthatcausesaleaktorevealitself.Theconditionsthatcauseleakstooccurcanofteninvolvewind
direction,thelengthoftimeitrains,etc.Theinspectiondoesnotofferorimplyanopinionorwarrantyastothepast,
presentorfuturepossibilityofroof,skylight,flashingorventleaks.
NOTE:Energydeficienciesarebeyondthescopeofthisinspection.Althoughtheamountofinsulationpresentmay
havebeenuptostandardswhenthehousewasbuilt,itisnotuptotoday'sstandardsandaddinginsulationcouldbe
beneficial.Werecommendthatyouconsultqualifiedcontractorsspecializinginenergyefficiencytofindoutif
additionalinsulationwouldbeawiseinvestment.
NOTE:Aproperlyventedatticwillprolongthelifeoftheroof,reduceleakagecausedbyicedamming,reduceenergy
bills,andreducemoisturebuild-upintheattic.

WindowsandDoors
Arepresentativenumberofaccessiblewindowsanddoorswereoperated.Forwindowstobefunctional,theymust
open,stayintheopenposition,close,andlockproperly.Forexteriordoorstobefunctional,theymustopen,close,
andlockproperly.Possibleproblemareasmaynotbeidentifiedifthewindowsordoorshavebeenrecentlypainted.
Theprimarywindowswereconstructedofsteel,casementstyle,withsinglepaneandstormwindowglass.Allexterior
doorswereoperatedandfoundtobefunctional.Theexteriordoorlocksshouldbechangedorre-keyedupon
occupancy.Therewerenomaterialdefectsobservedinthewindowsordoors.
NOTE:Periodiccaulkmaintenanceisrecommendedaroundtheexteriorwindowanddoorframestopreventwater
intrusion.

Theinteriorwallandceilingsurfaceswereprimarilyfinishedwithlathandplaster.Possibleproblemareasmaynotbe
identifiediftheinteriorwallandceilingsurfaceshavebeenrecentlypainted.Signsofpreviousmoistureonwallsor
ceilingswereslightlyvisible.Therewerenomaterialdefectsobservedintheinteriorwallsorceilings.
NOTE:Thermaleffects,moistureandloadarefactorsthatcommonlyleadtosignsofminordistress,suchaslight
cracking,atinteriorwalls.Thestructuralwoodmembersinsidethewallsmayexpand&contractatvarioustimesofthe
year.
NOTE:Somepropertiesbuiltorremoldedfrom2001toPresentmayhavethetypeofdrywallthatcontainshighlevels
ofhydrogensulphideandammonia(sometimesreferredtoasChinesedrywallbecauseitwasfirstthoughttooriginate
mostlyfromChina).Thisproducthasbeenreportedtocausehealthissuesandcorrosivedamagetoanymetalinthe
propertysuchaselectricalwiring,plumbing,andHVACunits.Todate,thepresenceofthistypeofdrywallhasmostly

weretobeconstructedtoday,standardswouldrequireinstallationofdetectorsineachsleepingroomandinthe
hallwayaccessingeachsleepingarea.Also,dwellingstypicallyrequireadetectoroneachlevelincludingthe
basement.Futureinstallationofadditionaldetectorsatanyunprotectedlocationissuggestedforincreasedfiresafety.
Thebuilt-intestbuttonwhenpresentonlyverifiesproperbatteryandhornfunction,butdoesnottestthesmoke
sensor.Wesuggestthattheunitsbetestedwithrealorsimulatedsmokeatmove-inandthatfreshbatteriesbe
installedasrequiredandtestedmonthlyasrecommendedbytheConsumerProductSafetyCommission.
Furthermore,ifanysmokedetectorismorethan10yearsold,werecommendreplacingitwithanewone.Asan

Foundation
Thefoundationwasconstructedofterracottablockandbrick.Asingleinspectioncannotdeterminewhether
movementofafoundationhasceased.Whenthecrack(s)appeared,howlongittookforthecrack(s)todevelop,and
howthecrack(s)relatetoothersystemsofthepropertyarebeyondthescopeofthepropertyinspection.Anyexterior
orinteriorcracksshouldbesealed/patchedandmonitoredregularlyforanychanges.Ifchangesareobservedinthe
size,number,placement,oranyleakageisobserved,thenthecracksshouldbeexaminedbyamasonrycontractoror
structuralengineer.
NOTE:Itiscommonforbrick,concreteblock&pouredconcretewallstoshowsomecrackingduetoage,curing,initial
shrinkage,moistureshrinkage,normalthermalexpansionandcontractionofthesoil,foundationsettlement,orduring
back-filling.Thesearetypicallyonlysignsofdistress.Cracksnormallybecomeaconcernwhentheybegintoleak,
eithersideofthecrackmovesinrelationtotheotherside,orthewallitselforfloorbeginstotiltorbow.
Therewerenomaterialdefectsobservedonthevisibleportionsofthefoundation.
NOTE:Duetothepresenceoffinishedwalls,insulationpanels,manystoreditemsthefoundationwallsat
thebasementwereonlypartlyvisibleattheinteriorandthevisualinspectionwaslimited.
CrawlSpace
Thecrawlspaceunderthelivingroomwasaccessibleatthetimeoftheinspection,andwasdry.Itwaspossibleto
inspectallareasofthecrawlspace.Acrawlspaceshouldhaveavaporbarrier(polyvinylsheetingorconcrete)
coveringthesurfaceandshouldbeadequatelyventedatalltimes.Thecrawlspacedidnothaveavaporbarrier.The
crawlspacedidappeartohaveadequateventilation.Mold/mildew-likesubstanceswerenotobservedinthecrawl
space.Therewerenomaterialdefectsobservedinthevisibleportionofthecrawlspace.

Thepartialbasementwaspartiallyfinishedandcontainedthefollowingmechanicalsystems:theboilerandwater
heater.
BasementMoisture
Thebasementwasnotcompletelydryatthetimeoftheinspection.Somewaterstainswerevisibleonthewalls.
Indicationsofpresentmoisturewerevisibleonthefloorbytheoiltanks,thewaterheaterandwatermeter(see
photos).Somecrackingoftheconcretefloorwithwaterstainingatthecrackswasnotpresent.Amustyodorwas
present.Efflorescence(acrustywhite-ishresidueonmasonrywalls)wasnotvisibleonthewalls.Nosignsofpast
floodingwerevisibleontheflooratthistime.AninspectioncannotbeconclusiveonBasement/foundationwallsthat
haveinteriorfinishing(paint,sealant,paneling,drywall,etc).Awaterproofingpaintorsealantwasnotpresentonthe
foundationwalls.
Itisnotwithinthescopeofthisone-timepropertyinspectiontodetermineorpredicttheseverityor
frequencyofpastorfuturewaterintrusionintothebasement.Werecommendthatyouconsultwitha
companyspecializinginwaterproofingofbasementsifyourequireaguaranteeofa100percentdry
basement.
NOTE:Becausethebasementistypicallybelowgrade,thereexistsavulnerabilitytomoisturepenetrationafterheavy
rainsormeltingsnow.Basementleakageisoneofthemostcommonproblemsfoundinproperties.Mostofthewater
problemsinbasementsarearesultofgroundwaterinfiltrationduetoimpropergradingandneglectedguttersand
downspouts.Itisimportantthatallroofdrainageandsurfacewaterisdirectedawayfromthefoundation.
Masonry/concretefoundationmaterialsarenotwaterproof,unlesstreatedwithwaterproofmaterials.Interiorwall,
ceilingandfloorfinishingmayhideseriousleakageandmold.Dampnessonbasementwallsisnotalwaysasignof
waterintrusion.Thedampnesscanbetheresultofthecoolwallscomingintocontactwithwarmhumidair.Inmany
casesthehumidaircondensesonthewallandformsalayerof"sweat".Itisimportanttoassesswhethermoistureon
thebasementwallistheresultofwaterintrusionorcondensation.Condensationcanusuallybecontrolledbya
dehumidifier.Signsofcracksinexteriorpargingofthefoundationaregenerallysurfacecracksanddonotpenetrate
throughthefoundationwall.However,exteriorinspectionaloneisinconclusiveandtheinteriorfoundationwallsshould
bethoroughlyinspectedforcracksthatextendfromtheoutside.
Therewerenomaterialdefectsobservedinthebasement.Mold-likesubstanceswerenotobservedinthebasement.

Allaccessibleplumbingfixtureswereoperatedandinspectedforvisibleleaks.Supplyvalvessuchasthoseontoilet
supplyline,laundryroomhosebibs,faucetsupplylinesundersinks,dishwashersupplylines,andthemainwatershutoffareNOTtested.Thesevalveshavemostlikelynotbeenusedinsometimeandareverypronetoleakageifturned
offandon.
Waterflowthroughoutthepropertywasaverageforpublicwater.Waterpressurewasabletobetested.Ifso,itwas
foundtobe60-70poundspersquareinch.Therewerenomaterialdefectsobservedatthevisibleportionsofthe
plumbingfixtures.

SupplyLines
Thevisiblewatersupplylinesthroughoutthepropertywereprimarilycopperandgalvanizedsteelpipe.Thewaterwas
suppliedbyapublicwatersupply.Therewerenomaterialdefectsobservedatthevisibleportionsoftheplumbing
supplysystem.

occurs.MillcreekTownshipSewer&WaterAuthorityisinthemidstofalongtermprogramofinspectingpropertiesfor
groundwaterinfiltrationintothesanitarysewersystem,buttheprogramisnotinvolveddirectlywithrealtytransactions.
MillcreekTownshipSewer&WaterAuthoritywillrequirethehomeownertomakenecessarycorrectionstotheir
propertyifgroundwaterinfiltrationisdetected.TheCityofEriedoesNOThaveacomparableprogramtoMillcreek
Townships.
Thevisiblewastelinesconsistedprimarilyofcastironandgalvanizedsteelpipe.Thefunctionaldrainageofthedrain
wastelineswasadequateatthetimeofinspection.Thepropertywasconnectedtoapublicsewersystemasreported
bytheMLSsheet.Thereweresomesignsofpreviousleakingand/oragerelatedcorrosiononsomeofthewastelines
throughouttheproperty.Therewerenomaterialdefectsobservedatthevisibleportionsoftheplumbingwaste
system.
WaterHeater
Therewasa50gal,naturalgaswaterheaterlocatedinthebasement.ThewaterheaterwasmanufacturedbyA.O.
Smith.Informationonthewaterheaterindicatedthatitwasmanufactured8-10yearsago.NOTE:Thoughsomeunits
maylastupwardsof20-30years,anywaterheaterolderthantenyearsshouldbeconsideredtobenearingtheend
ofitsnormallifeexpectancyandsubjecttofailureatanytime.
Atemperatureandpressurereliefvalve(T&P)waspresent.Becauseofthelimebuild-uptypicalofT&Pvalves,we
donottestthem.TheT&Pvalveshouldbetestedannuallybythehomeowner,andinspectedevery3yearsbya
plumbingcontractor.Anoverflowlegwaspresentonthewaterheater.Itdidterminateclosetothefloor.Yoursafety
dependsonthepresenceofaT&Pvalveandanoverflowlegterminatingclosetothefloor.
Therewasanadequateventingsystemfromthewaterheatertotheexterioroftheproperty.Thewaterheaterwas
functional.Therewerenomaterialdefectsobservedatthewaterheater.
ElectricPanel
TheserviceentrywireenteredaSquareDservicepanel,locatedonthebasementwallwitha200ampand120/240
voltratedcapacity.Thebranchcircuitswithinthepanelwerecopper.Thesebranchcircuitsandthecircuitbreakersto
whichtheywereattacheddidappeartobeappropriatelymatched.Therewasroominsidethepanelforanadditional
circuit(s)tobeaddedlater.Theservicepanelwasnotfull.Thevisiblewiringconsistedprimarilyoftheknobandtube
andromextypeandappearedtobeinfairtogoodcondition.

HVACInspection
Theheatingsystemswereinspectedbythehomeinspector.Agasoroilfiredboilerisvisuallyinspectedandtestedfor
operationonly.Athoroughinspectionofagasoroilfiredboilerisnotpossiblewithoutremovingtheburnerstogain
completeaccesstotheheatexchanger.Inspectionofheatingandcoolingsystemsismechanicallylimitedsincethe
unitsarenotdismantledtoexamineinteriorcomponents.Annualmaintenanceoftheheatingequipment-cleaningthe
burners,servicingthecirculationpump,etcetc-isessentialforsafeandefficientperformance,whichwillmaximize
thesystem'susefullife.Beforecloseofescrow,recommendobtainingfromselleranydocumentsconcerningregular
maintenanceandserviceand/orasafetycheckbypublicutility,oracompletesystemevaluationbyaqualifiedheating
andcoolingspecialist,particularlyifheatingandcoolingcannotbeproventohavebeeninspectedwithinthepast
twelvemonths.Utilitycompanymayprovideafreesafetycheckofallgas-usingappliances.
Theresultsofourvisualandoperationalinspectionoftheheatingsystemaredescribedbelow.Thepropertywas
heatedbyaDunkirknaturalgassteamboilerwhichis15yearsold.Theunitwaslocatedatthebasementofthe
property.Ithasanapproximatenetheatingcapacityof225,000BTUH.Theheatingsystemwasfoundtobe
functional.TherewerenomaterialdefectsobservedattheHVACsystem.
NOTE:TheU.S.ConsumerProductSafetyCommission(CPSC)recommendsthateverypropertyshouldhaveatleast

somesortofasbestospipeinsulationmaterial.Asbestospipeinsulationispronetodeteriorationandis
consideredafriableasbestosmaterial.Theparticlesreleasedwhenasbestospipeinsulationdeterioratesare
ahealthhazardandshouldnotbetakenlightly.
