1 PERFORM ALL WORK IN COMPLIANCE WITH ALL APPLICABLE

CODES, REGULATIONS, ORDINANCES AND STANDARDS OF THE

LOCAL BUILDING CODE AUTHORITY. DIRECT ALL QUESTIONS

REGARDING SUCH COMPLIANCE TO THE ARCHITECT FOR

RESOLUTION PRIOR TO PROCEEDING WITH THE WORK IN

QUESTION.

2 THE CONTRACTOR SHALL OBTAIN AND PAY FEES FOR ALL

REQUIRED PERMITS, LICENSES, CERTIFICATES, TESTING, ETC.

3 THE CONTRACTOR AND ALL SUBCONTRACTORS SHALL PERFORM

DUE DILIGENCE INSPECTION OF EXISTING CONDITIONS PRIOR TO

SUBMITTAL OF A PROPOSAL, AND SHALL BRING CONFLICTS

BETWEEN EXISTING CONDITIONS AND THE DOCUMENTS TO THE

ATTENTION OF THE ARCHITECT. SUBMITTAL OF A PROPOSAL

SHALL BE CONSIDERED CONFIRMATION THAT SUCH INSPECTION

HAS BEEN MADE, AND NO FURTHER COMPENSATION SHALL BE

DUE THE CONTRACTOR FOR CLAIMS ARISING AS A RESULT OF

FAILURE TO PERFORM SUCH INSPECTION.

4 ALL MATERIALS PROVIDED SHALL BE NEW, EXCEPT WHERE

SPECIFICALLY NOTED OTHERWISE.

5 WARRANT ALL MATERIALS AND LABOR FOR A PERIOD OF ONE

YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION, OR THE

DATE OF BENEFICIAL OCCUPANCY BY THE OWNER, WHICHEVER

IS LATER. REPAIR OR REPLACE ALL WORK THAT IS DISCOVERED

TO BE DEFECTIVE DURING THAT PERIOD.

6 REPAIR DAMAGE TO, OR HOLES IN, EXISTING PARTITIONS TO

REMAIN THAT RESULT FROM DEMOLITION OPERATIONS OR ARE

EXISTING CONDITIONS. PREPARE REPAIRED AREAS TO RECEIVE

NEW SCHEDULED FINISHES.

7 THE CONTRACTOR SHALL COORDINATE THE WORK OF ALL

TRADES.

8 THE CONTRACTOR SHALL PERFORM CUTTING AND PATCHING

FOR ALL TRADES. CONFIRM LOCATIONS OF STRUCTURAL

MEMBERS PRIOR TO CUTTING HOLES IN FLOORS OR ROOFS. DO

NOT CUT HOLES IN STRUCTURAL MEMBERS BEFORE OBTAINING

WRITTEN PERMISSION FROM THE STRUCTURAL ENGINEER OF

RECORD.

9 CONFIRM SIZES OF ALL OPENINGS REQUIRED FOR THE

INSTALLATION OF ALL STRUCTURAL, MECHANICAL, ELECTRICAL

AND PLUMBING WORK PRIOR TO FRAMING OR CUTTING FOR

INSTALLATION.

10 LEAVE THE PROJECT CLEAN AND READY FOR OCCUPANCY BY

THE OWNER.

11 PROVIDE RECORD DRAWINGS OF THE WORK AT THE

CONCLUSION OF CONSTRUCTION. RECORD DRAWINGS MAY BE IN

THE FORM OF TWO MARKED-UP COPIES OF CONSTRUCTION

DOCUMENTS OR, AS AN OPTION, RECORD DRAWINGS MAY BE IN

ADOBE .PDF FORMAT ON ELECTRONIC MEDIA (CD-ROM OR USB

THUMB DRIVE). DELIVER RECORD DRAWINGS TO THE ARCHITECT.

12 IT IS THE INTENT OF THE CONTRACT DOCUMENTS THAT THE

CONTRACTOR PROVIDES A COMPLETE, FUNCTIONING PROJECT

INCLUDING ALL GENERAL, MECHANICAL AND ELECTRICAL

CONSTRUCTION REQUIRED TO FULFILL THAT INTENT. ALL ITEMS

FOUR COPIES OF ALL DATA FOR REVIEW AND APPROVAL. ONE

COPY WILL BE RETAINED BY THE ARCHITECT, ONE COPY WILL BE

PROVIDED TO THE BUILDING OWNER AND TWO COPIES WILL BE

RETURNED TO THE CONTRACTOR.

24 THE DESIGN OF FIRE PROTECTION SYSTEMS IS THE

RESPONSIBILITY OF THE CONTRACTOR'S FIRE PROTECTION

SYSTEMS CONTRACTOR. ALL FIRE PROTECTION SYSTEMS SHALL

BE DESIGNED BY A PROFESSIONAL ENGINEER LICENSED BY THE

STATE OF TEXAS FOR THE DESIGN OF THIS TYPE OF SYSTEM.

M.E.P. CONSULTANT WILL REVIEW DESIGN DRAWINGS FOR FIRE

PROTECTION SYSTEMS FOR GENERAL COMPLIANCE WITH M.E.P.

DRAWINGS ONLY. COORDINATE INTERFACE WITH EXISTING

BUILDING SYSTEMS WITH BUILDING OWNER.

GENERAL NOTES

25 THE CONTRACTOR SHALL COORDINATE ALL CONSTRUCTION

SECTION 01100 - SUMMARY OF WORK

1.

THE PROJECT CONSISTS OF A REMODEL, APPROXIMATELY 10,310 S.F.

AND WILL BE KNOWN AS TOWER WEST FIELD OFFICE, 6100 BANDERA

ROAD, SUITE 701 (A TWO STORY BUILDING) IN SAN ANTONIO, TX.

2.

CONSTRUCTION SERVICES TO BE PROVIDED INCLUDE, BUT ARE NOT

LIMITED TO THE FOLLOWING:

A. PROVIDE ALL SUPERVISION, LABOR MATERIALS, CONSTRUCTION

EQUIPMENT, TOOLS, AND SUBCONTRACT ITEMS WHICH ARE

NECESSARY FOR THE COMPLETION OF THE PROJECT WHICH ARE

NOT PROVIDED BY THE SUBCONTRACTORS.

B. APPLY FOR AND OBTAIN ALL BUILDING PERMITS AND SPECIAL

PERMITS AS REQUIRED FOR PERMANENT IMPROVEMENTS,

EXCLUDING PERMITS FOR INSPECTION TYPICALLY OBTAINED

DIRECTLY FROM VARIOUS SUBCONTRACTORS.

C. COMPLETE THE PROJECT WITHIN THE BUDGET/ESTIMATE.

D. COMPLETE THE PROJECT WITHIN THE PROJECT SCHEDULE.

E. SUBMIT SHOP DRAWINGS FOR ARCHITECTURAL REVIEW IN A TIMELY

MANNER AS REQUIRED TO AVOID CONSTRUCTION DELAYS.

F. PROVIDE SUPERVISION TO ASSURE ALL WORK IS CARRIED OUT IN A

PROFESSIONAL MANNER.

G. KEEP OWNER AND ARCHITECT AWARE OF ALL ASPECTS OF

CONSTRUCTION PROCESS.

H. PROVIDE TESTING OF ALL HVAC, ELECTRICAL AND PLUMBING

INSTALLATIONS TO MEET DESIGN OBJECTIVES AND FULL LOAD

CONDITIONS.

I. CREATE AND ENFORCE A SAFETY MANAGEMENT PROGRAM.

J. COORDINATE WITH THE OWNER FOR THE INSTALLATION OF OWNER

ITEMS, INCLUDING FURNITURE, PHONE SYSTEM, AND AUDIO

FURNITURE AND EQUIPMENT

K. STABLISH SCHEDULE OF VALUES USING FORMAT APPROVED BY THE

ARCHITECT.

L. PRINTING OF BIDDING/CONSTRUCTION DOCUMENTS AND

ASSOCIATED COSTS.

SECTION 01310 - PROJECT COORDINATION

1. THE GENERAL CONTRACTOR (A.K.A. CONTRACTOR) SHALL COORDINATE

THE WORK, INCLUDING THE WORK OF ALL SUBCONTRACTORS FOR THE

PROJECT. THE CONTRACTOR SHALL SCHEDULE AND CONDUCT

PROGRESS MEETINGS ON A REGULAR BASIS. THE CONTRACTOR SHALL

ABIDE BY ALL CONDITIONS OF THE CONTRACT FOR CONSTRUCTION AS

SIGNED WITH OWNER.

2. IF IT IS NECESSARY IN THE EXECUTION OF THE WORK TO INTERRUPT

EXISTING SURFACE DRAINAGE, SEWERS, CONDUITS, UTILITIES, OR

SIMILAR UNDERGROUND STRUCTURES, OR PARTS THEREOF, THE

GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR AND TAKE ALL

NECESSARY PRECAUTIONS TO PROTECT AND PRESERVE OR PROVIDE

TEMPORARY SERVICES FOR SAME. WHEN SUCH FACILITIES ARE

ENCOUNTERED, THE GENERAL CONTRACTOR SHALL NOTIFY THE

ARCHITECT WHO SHALL ARRANGE FOR THEIR REMOVAL OR

ADJUSTMENT, IF NECESSARY.

SECTION 01330 - SUBMITTALS

1. ELECTRONIC COPIES OF CAD DRAWINGS OF THE CONTRACT DRAWINGS

WILL BE PROVIDED BY ARCHITECT FOR CONTRACTOR'S USE IN PREPARING

SUBMITTALS UPON ARCHITECT'S RECEIPT OF A SIGNED CAD RELEASE

FORM FROM CONTRACTOR: USE ARCHITECT'S CAD RELEASE FORM.

2. ARCHITECT RESERVES THE RIGHT TO WITHHOLD ACTION ON A SUBMITTAL

REQUIRING COORDINATION WITH OTHER SUBMITTALS UNTIL RELATED

SUBMITTALS ARE RECEIVED. PROVIDE ALL SUBMITTALS THAT REQUIRE

COLOR, PATTERN OR TEXTURE SELECTION AT THE SAME TIME TO ALLOW

ARCHITECT TO MAKE SELECTIONS IN A COORDINATED MANNER. ALLOW

SUFFICIENT TIME FOR SUBMITTAL REVIEW, INCLUDING TIME FOR

RESUBMITTALS. TIME FOR REVIEW SHALL COMMENCE ON ARCHITECT'S

RECEIPT OF SUBMITTAL. NO EXTENSION OF THE CONTRACT TIME WILL BE

AUTHORIZED BECAUSE OF FAILURE TO TRANSMIT SUBMITTALS FAR

ENOUGH IN ADVANCE OF THE WORK TO PERMIT PROCESSING.

3. HIGHLIGHT, ENCIRCLE, OR OTHERWISE IDENTIFY DEVIATIONS FROM THE

CONTRACT DOCUMENTS ON SUBMITTALS.

4. USE FOR CONSTRUCTION: USE ONLY SUBMITTALS THAT HAVE BEEN

REVIEWED BY THE ARCHITECT AND INDICATE THE ACTION TAKEN BY

ARCHITECT IN RELATION TO CONSTRUCTION.

5. PREPARE PROJECT-SPECIFIC INFORMATION, DRAWN ACCURATELY TO

SCALE. DO NOT BASE SHOP DRAWINGS ON REPRODUCTIONS OF THE

CONTRACT DOCUMENTS OR STANDARD PRINTED DATA. INCLUDE THE

FOLLOWING INFORMATION, AS APPLICABLE:

DIMENSIONS.

FABRICATION AND INSTALLATION DRAWINGS.

ROUGHING-IN AND SETTING DIAGRAMS.

DESIGN CALCULATIONS.

COMPLIANCE WITH SPECIFIED STANDARDS.

NOTATION OF COORDINATION REQUIREMENTS.

NOTATION OF DIMENSIONS ESTABLISHED BY FIELD MEASUREMENT.

SECTION 01410 - REGULATORY REQUIREMENTS

1. THE FOLLOWING AHJ [AUTHORITY HAVING JURISDICTION] REQUIRES

COMPLIANCE WITH THE FOLLOWING CODES AND REGULATIONS:

BLACK-LINE PRINTS TO BE USED EXCLUSIVELY FOR RECORD DRAWINGS.

2. RECORD INFORMATION CONCURRENTLY WITH CONSTRUCTION

PROGRESS.

3. RECORD DRAWINGS ARE TO BE SUBMITTED BEFORE CERTIFICATE OF

SUBSTANTIAL COMPLETION IS ISSUED.

SECTION 01500 - TEMPORARY FACILITIES & CONTROLS

1. PROVIDE ALL TEMPORARY FACILITIES AND CONTROLS AS REQUIRED TO

ACCOMPLISH THE WORK OF THIS CONTRACT, INCLUDING BUT NOT

LIMITED TO THE FOLLOWING:

A. TEMPORARY UTILITIES

B. TEMPORARY POWER & LIGHTING

C. TEMPORARY HEAT & VENTILATION

D. TEMPORARY TELEPHONE SERVICE

E. TEMPORARY WATER

F. PROVIDE ACCESS TO SANITARY FACILITIES, IN COMPLIANCE WITH

LAWS AND REGULATIONS, AT APPROVED LOCATIONS AND

SCREENED TO SECURE PRIVACY. SERVICE, CLEAN, AND

MAINTAIN FACILITIES AND ENCLOSURES. AT SUCH TIME AS

PERMANENT WATER AND SEWER CONNECTIONS ARE

AVAILABLE, THE GENERAL CONTRACTOR MAY SELECT ONE

PERMANENT TOILET ROOM WITHIN THE BUILDING FOR THE USE

OF ALL WORKERS. PROVIDE WATER CLOSETS WITH TEMPORARY

SEATS, AND MAINTAIN THE ROOM IN SANITARY CONDITIONS AT

ALL TIMES. REPLACE ALL PERMANENT FIXTURES OR MATERIALS

DAMAGED BY USE BEFORE THE BUILDING IS COMPLETED AND

TURNED OVER TO THE OWNER.

G. PROVIDE TEMPORARY WEATHERTIGHT ENCLOSURE OF

EXTERIOR WALLS FOR SUCCESSIVE AREAS OF THE BUILDING AS

WORK PROGRESSES, AS NECESSARY TO PROVIDE ACCEPTABLE

WORKING CONDITIONS, PROVIDE WEATHER PROTECTION FOR

MATERIALS, ALLOW FOR EFFECTIVE TEMPORARY HEATING, AND

TO PREVENT ENTRY OF UNAUTHORIZED PERSONS.

H. FURNISH, INSTALL, AND MAINTAIN TEMPORARY FIELD OFFICES

DURING THE ENTIRE CONSTRUCTION PERIOD. FURNISH, INSTALL,

AND MAINTAIN STORAGE AND WORK SHEDS NEEDED FOR

CONSTRUCTION. AT THE COMPLETION OF THE WORK, REMOVE

FIELD OFFICES, SHEDS, AND CONTENTS.

FURNISH, WITHOUT CHARGE TO SUBCONTRACTORS, ADEQUATE

DRINKING WATER AT THE JOB SITE AS LONG AS THE GENERAL

CONTRACTOR HAS PERSONNEL ON THE JOB REQUIRING

DRINKING WATER.

J. PROVIDE CONSTRUCTION AIDS AND EQUIPMENT REQUIRED BY

PERSONNEL AND TO FACILITATE EXECUTION OF THE WORK;

SCAFFOLDS, STAGING, LADDERS, STAIRS, RAMPS, RUNWAYS,

PLATFORMS, RAILINGS, HOISTS, CRANES, CHUTES, AND OTHER

SUCH FACILITIES AND EQUIPMENT.

K. PROVIDE CONSTRUCTION BARRIERS AS REQUIRED TO CONTAIN

WORK A AREA AND PROTECT AGAINST UNAUTHORIZED OR

UNINTENTIONAL ENTRY TO WORK AREA. PROVIDE DUST

CONTROL AND VENTILATION OF AREA WITHIN CONSTRUCTION

BARRIER. PROVIDE TEMPORARY CONTROL DOORS FOR EGRESS

AS REQUIRED TO SAFELY EXIT FROM WORK AREA. AT THE

COMPLETION OF THE WORK, REMOVE CONSTRUCTION BARRIER

AND RELATED EQUIPMENT AND DUST PROTECTION SHEETING.

PLACEMENT OF CONSTRUCTION BARRIER SHOULD CONSIDER

EXISTING EXIT WAYS FOR ADJACENT AREAS TO REMAIN IN

OPERATION TO AVOID COMPROMISING LIFE SAFETY OF

ADJACENT AREAS AND MAINTAINING REQUIRED MEANS OF

EGRESS.

L. REMOVE TEMPORARY CONSTRUCTION AND FACILITIES WHEN NO

LONGER NEEDED AND RESTORE AREAS.

M. ARRANGE DELIVERIES OF PRODUCTS IN ACCORDANCE WITH

CONSTRUCTION SCHEDULES; COORDINATE TO AVOID CONFLICT WITH

WORK AND CONDITIONS AT THE SITE. STORE PRODUCTS IN

ACCORDANCE WITH THE MANUFACTURER'S INSTRUCTIONS WITH

SEALS AND LABELS INTACT AND LEGIBLE. FABRICATED PRODUCTS

STORED OUTSIDE SHOULD BE DONE SO ABOVE GROUND, ON

BLOCKING OR SKIDS, TO PREVENT SOILING OR STAINING. COVER

PRODUCTS, WHICH ARE SUBJECT TO DETERIORATION WITH

IMPERVIOUS SHEET COVERINGS. PROVIDE ADEQUATE VENTILATION

TO AVOID CONDENSATION. STORE LOOSE GRANULAR MATERIALS IN A

WELL-DRAINED AREA ON SOLID SURFACES TO PREVENT MIXING WITH

FOREIGN MATTER. STORAGE OF MATERIALS SHOULD BE CONFINED

WITHIN THE LIMITS OF THE CONSTRUCTION AREA SERVED.

N. ALL MATERIALS, FIXTURES, AND APPARATUS SHALL BE PROTECTED

FROM DAMAGE, WHETHER INCORPORATED INTO THE BUILDING OR

NOT, BY PROTECTIVE DEVICES OR COVERINGS PROVIDED BY THE

GENERAL CONTRACTOR, UNLESS OTHERWISE SPECIFICALLY NOTED

IN INDIVIDUAL SECTIONS OF THE SPECIFICATIONS. FINISHED

SURFACES, MATERIALS, AND INSTALLED DEVICES AND EQUIPMENT

SHALL BE COVERED AND PROTECTED AGAINST ALL DAMAGE, DIRT,

DEMARCATION, STAINING, DRIPPING, AND/OR SPLASHING. PROVIDE

TEMPORARY WOOD DOORS AND CLOTH OR TRANSPARENT PLASTIC

COVERED WOOD FRAMES FOR EXTERIOR WALL OPENINGS UNTIL

THE BUILDING HAS DRIED OUT. INSTALL TEMPORARY RAILINGS,

BARRICADES, COVERINGS, HOUSINGS, PLANKING, FENCING, ETC., FOR

THE PROTECTION OF COMPLETE OR PARTIALLY COMPLETED WORK,

AND PROVIDE WARNING LIGHTS, GUARDS, FLASHERS, FLAGS, ETC.,

WHERE REQUIRED BY LAWS OR AS REQUIRED FOR SAFETY. PROVIDE

DUST-TIGHT CLOSURES TO CONFINE DUST TO LOCALIZED AREAS.

KEEP EXCAVATED AREAS, TRENCHES, PITS, ETC., FREE OF WATER AT

ALL TIMES UNTIL THE COMPLETION OF THE WORK.

SECTION 01782 - OPERATING MANUAL

1. COMPILE PRODUCT DATA AND RELATED INFORMATION APPROPRIATE FOR

THE OWNER'S MAINTENANCE AND OPERATION OF ALL EQUIPMENT

FURNISHED. SUBMIT TO THE ARCHITECT, FOR APPROVAL, TWO COPIES OF

THE OPERATING MANUAL BOUND IN 3-POST 8 X 11" VINYL BINDERS.

APPROVED OPERATING MANUALS SHALL BE PROVIDED BEFORE THE

OWNER'S PERSONNEL ARE INSTRUCTED IN OPERATING THE EQUIPMENT

AND BEFORE A CERTIFICATE OF SUBSTANTIAL COMPLETION IS ISSUED.

SECTION 01732 - CUTTING & PATCHING

1. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL CUTTING (E.G.

REMOVAL OF EXISTING CONSTRUCTION NECESSARY TO PERMIT

INSTALLATION OR PERFORMANCE OF OTHER WORK) AND PATCHING (E.G.

FITTING AND REPAIR WORK REQUIRED TO RESTORE SURFACES TO

ORIGINAL CONDITIONS AFTER INSTALLATION OF OTHER WORK) FOR ALL

TRADES.

2. CONFIRM LOCATIONS OF STRUCTURAL MEMBERS AND EMBEDDED ITEMS

IN CONCRETE SLABS PRIOR TO CUTTING HOLES; DO NOT CUT HOLES IN

STRUCTURAL MEMBERS BEFORE OBTAINING WRITTEN AUTHORIZATION

FROM THE STRUCTURAL ENGINEER OF RECORD. USE NON-DESTRUCTIVE

SCANNING METHODS TO DETERMINE LOCATIONS OF ITEMS EMBEDDED IN

CONCRETE SLABS.

3. DO NOT CUT AND PATCH THE FOLLOWING ELEMENTS OR RELATED

COMPONENTS IN A MANNER THAT COULD CHANGE THEIR LOAD-CARRYING

CAPACITY, THAT RESULTS IN REDUCING THEIR CAPACITY TO PERFORM AS

INTENDED, OR THAT RESULTS IN INCREASED MAINTENANCE OR

DECREASED OPERATIONAL LIFE OR SAFETY.

A. WATER, MOISTURE, OR VAPOR BARRIERS.

B. MEMBRANES AND FLASHINGS.

C. EXTERIOR CURTAIN-WALL CONSTRUCTION.

D. EQUIPMENT SUPPORTS.

E. PIPING, DUCTWORK, VESSELS, AND EQUIPMENT.

F. NOISE AND VIBRATION CONTROL ELEMENTS AND SYSTEMS.

4. EXECUTE CUTTING AND DEMOLITION BY METHODS THAT WILL PREVENT

DAMAGE TO OTHER WORK, AND WILL PROVIDE PROPER SURFACES TO

RECEIVE INSTALLATION OF REPAIRS. SCHEDULE NUISANCE WORK AT A

TIME THAT WILL NOT BE DISRUPTIVE TO DAILY OPERATIONS. RESTORE

WORK THAT HAS BEEN CUT OR REMOVED; INSTALL NEW PRODUCTS TO

PROVIDE COMPLETE WORK IN ACCORDANCE WITH THE REQUIREMENTS OF

THE CONTRACT DOCUMENTS. .

5. REFINISH ENTIRE SURFACES AS NECESSARY TO PROVIDE AN EVEN FINISH

TO MATCH ADJACENT FINISHES. FOR CONTINUOUS SURFACES, REFINISH

TO NEAREST INTERSECTION; FOR AN ASSEMBLY, REFINISH ENTIRE UNIT.

A. ALL PARTS OF THE WORK SHALL FIT TOGETHER PROPERLY. FIT

WORK AIRTIGHT TO PIPES, SLEEVES, DUCTS, CONDUIT, AND OTHER

PENETRATIONS THROUGH SURFACES

B. UNCOVER PORTIONS OF THE WORK TO PROVIDE FOR

INSTALLATION OF MIS-SEQUENCED WORK.

C. REMOVE PORTIONS OF INSTALLED WORK AS REQUIRED FOR

TESTING.

D. REMOVE AND REPLACE DEFECTIVE WORK AND/OR WORK NOT

CONFORMING TO REQUIREMENTS OF THE CONTRACT

DOCUMENTS.

E. REPAIR ALL DAMAGE CAUSED BY WORK UNDER THIS CONTRACT, AND

FINISH TO MATCH ADJACENT.

6. REMOVE AND REPLACE EXISTING PAVING OF ALL KINDS, WHICH IS NOT

INVOLVED IN WORK UNDER THE CONTRACT, DAMAGED DUE TO DELIVERY

OF MATERIALS. CONDITION TO BE THE SAME OR BETTER AS WHEN

CONSTRUCTION STARTED.

SECTION 01770 - PROJECT CLOSE-OUT PROCEDURES

1. SUBSTANTIAL COMPLETION PROCEDURE:

A. WHEN THE GENERAL CONTRACTOR CONSIDERS THAT THE PROJECT,

OR DESIGNATED PORTION THEREOF WHICH IS ACCEPTABLE TO THE

OWNER, IS SUBSTANTIALLY COMPLETE, AS DEFINED IN THE

CONDITIONS OF THE CONTRACT, THE CONTRACTOR SHALL PREPARE

FOR SUBMISSION TO THE ARCHITECT A WRITTEN NOTICE, ALL

OPERATING MANUALS, AND HVAC BALANCING REPORT.

B. WITHIN A REASONABLE AMOUNT OF TIME AFTER RECEIPT OF THE

PREVIOUSLY MENTIONED MATERIAL, THE ARCHITECT WILL MAKE AN

INSPECTION TO DETERMINE THE STATUS OF COMPLETION, COMPILE

AN INSPECTION LIST OF ITEMS REMAINING TO BE COMPLETED

(PUNCH LIST) AND PREPARE A CERTIFICATE OF SUBSTANTIAL

COMPLETION FOR THE OWNER'S AND GENERAL CONTRACTOR'S

WRITTEN ACCEPTANCE.

2. FINAL INSPECTION PROCEDURE:

A. WHEN THE GENERAL CONTRACTOR CONSIDERS THAT THE PROJECT

IS COMPLETE, HE SHALL SUBMIT WRITTEN CERTIFICATION THAT:

1. THE CONTRACT DOCUMENTS HAVE BEEN REVIEWED.

2. THE PROJECT HAS BEEN INSPECTED BY THE GENERAL

CONTRACTOR FOR COMPLIANCE WITH THE CONTRACT

DOCUMENTS.

3. THE PROJECT HAS BEEN COMPLETED IN ACCORDANCE WITH

THE CONTRACT DOCUMENTS.

4. EQUIPMENT AND SYSTEMS HAVE BEEN TESTED AND ARE

OPERATIONAL.

3. THE PROJECT IS COMPLETE AND READY FOR FINAL INSPECTION.

B. WITHIN A REASONABLE TIME AFTER RECEIPT OF THE CONTRACTOR'S

CERTIFICATION REQUESTING FINAL INSPECTION, THE ARCHITECT

WILL MAKE AN INSPECTION TO DETERMINE THE STATUS OF

COMPLETION. SHOULD THE ARCHITECT CONSIDER THE PROJECT

INCOMPLETE OR DEFECTIVE:

1. THE ARCHITECT WILL NOTIFY THE GENERAL CONTRACTOR IN

WRITING, TO INCLUDE A PUNCH LIST OF THE INCOMPLETE OR

DEFECTIVE PORTION OF THE PROJECT.

2. THE GENERAL CONTRACTOR SHALL TAKE IMMEDIATE ACTION

TO REMEDY THE STATED DEFICIENCIES, AND SEND TO THE

ARCHITECT, A SECOND WRITTEN CERTIFICATION THAT THE

PROJECT IS COMPLETE AND READY FOR RE-INSPECTION.

3. THE ARCHITECT WILL RE-INSPECT THE PROJECT AND NOTIFY

CONTRACTOR OF HIS FINDINGS.

4. CLOSE-OUT SUBMITTALS: THE GENERAL CONTRACTOR

SHALL SUBMIT THE FOLLOWING MATERIAL TO THE

ARCHITECT:

A. COPY OF THE CERTIFICATE OF OCCUPANCY.

B. RECORD DRAWINGS

C. SPECIAL WARRANTIES.

D. FINAL APPLICATION FOR PAYMENT

INSTALLATION WITHOUT OPEN CRACKS, VOIDS, RAISING AND PUCKERING AT

JOINTS, TELEGRAPHING OF ADHESIVE SPREADER MARKS, AND OTHER
