The Sherman Oaks Galleria happily offers a community room for large group meetings. Located
conveniently on the first floor of the Rotunda, directly across from the Bank of America ATM, the large
conference room can accommodate up to 80 people and has a private restroom and kitchenette. In
addition, the conference room is equipped with A/C and wireless connectivity and has a drop down
projection screen for presentations. The room services both Non-profit and for profit organizations (for a

each month or in advance, as required by your Lease. Rent checks are made payable to DOUGLAS
EMMETT 1996, LLC and sent to the Office of the Building. Payments for parking should be made payable to

Please be reminded that rent statements, while provided each month, are merely a courtesy. The lease
serves as the contract for timely payments even if a rent statement has not been received.

day, 365 days a year utilizing their key fobs which is obtained by an authorized tenant personnel through the
management unless otherwise stipulated.
All those entering the Office Buildings after normal business hours must register by signing in and out at the
Security Office located on the Plaza Level, unless they have After Hours Access authorization by their
employer.

Building Security: After Hours Access
ATTN: For Office Buildings Only
The Office of the Building must be notified of all activities taking place in your office after normal business
hours. Notifying our office will allow proper relay of any special instructions to our Security Staff. Access to
the building after hours will not be provided to outside contractors without prior written approval by Building
Management and prior notification to Security.
Building Security: Building Access
Key Cards authorize both Parking and Access privileges for each of your employees. Each employee in
your suite will need to fill out a Monthly Parking Key Card Form and have it approved by an authorized
signature from your office.
Our Office Buildings are equipped with a Key Tag Security System that allows those with a Key Tag access
to the Building and their floor. Only those employees authorized by their employer will receive Key Tags.
Security personnel do not have keys to Tenant Suites and the Janitorial staff has been instructed not to
open doors for Tenants or visitors.
To obtain key tags there is a $10.00/key tag non-refundable activation fee.
In addition, any after- hours visitors to your suite, will need to call your office using the Intercom System
located at the front entry doors of the Building.
IT IS YOUR RESPONSIBILITY TO KEEP THE OFFICE OF THE BUILDING INFORMED, IN WRITING, OF
ANY AND ALL CHANGES TO YOUR PERSONNEL.

Building Security: General Office Security
Reporting Thefts
Any property, which is determined to have been stolen, should be reported to the Los Angeles Police
Department and the Office of the Building immediately.
The security of your office is your responsibility. In your office, valuables, purses, etc. should not be left in
plain view. We recommend that purses be locked in desks and that valuables be put away and locked up at
night. Our security staff is available to assist you. Should an incident or loss occur, contact the Office of the
Building and a security officer will be dispatched to take a report.
It is advisable to record all serial and identification numbers in a secure place. It is the Tenant’s
responsibility to ensure that corridor doors are closed and locked at the close of business.
Security Guards
The Security Office in the Galleria is open 24 hours a day, seven days a week. All individuals entering the
Office Buildings during non-business hours must sign in and out at the Security Office, (which may be
subject to change), unless they have an access key tag for after hours. All records are kept in the Office of
the Building.
Security Checklist
For your own internal security and also for the security of the building, it is in your best interest to control the
number of keys issued. Only people needing after hour access should be issued a key.
The following is a list of general office security suggestions, which are offered to you as an aid in
establishing your internal security procedures:
Restrict office keys to those who actually need them.
Keep complete, up-to-date records of the distribution of all office keys.
Have adequate procedures for collecting keys prior to termination of employees.
Establish a rule that keys must not be left unguarded on desks or cabinets.
Require that filing cabinet keys be removed from locks and placed in a secure location after opening
cabinets.
Prevent unauthorized personnel from reporting a lost key and receiving a replacement.
A responsible person is in charge of issuing all keys.
Store keys systematically in a secured wall cabinet of either your own design or from a commercial
key control system.
Insist on identification from repairmen who come to work in your office.
Clear all desks of important papers.
When working alone in the office at night, lock the front door to prevent anyone else from entering.
Keep the police, fire department, and building security telephone numbers posted.
Double check to see that all doors are securely locked before you leave.
Suspicious Persons
If you see suspicious or offensive persons in the building, please call the Office of the Building immediately.
If possible, make note of appearance, clothing, etc., to assist building security in locating them.
Please be aware of strangers in your Tenant areas and halls. Quite often a question such as “May I help
you locate someone?” is enough to deter a potential thief. Suspicious encounters of this type should be
reported to the Office of the Building immediately.
Building Security: Key and Lock Policy
ATTN: Office Buildings Only
For your safety & protection, building policy requires that the Office of the Building issue all keys. When a
tenant takes initial occupancy, two keys for the main entry door cylinder are provided. Only the authorized
representatives of the Tenant may request additional keys from the Office of the Building. All requests must
be in writing. The cost for additional keys is $10.00 each. All charges will appear on your monthly rent
statement.
For reasons of security, safety and cleaning access, all locks are to be on the Building's master system.
Therefore, lock changes must be coordinated and completed only by the management office.

Building Security: Lost and Found
Items that have been lost or found in the building can be claimed or turned into the Security Office 24 hours
a day or the Office of the Building during regular working hours.
Any items left unclaimed for more than 30 days will be subject to disposal by Management Staff.
Building Security: Premises Security
Tenant assumes full responsibility for protecting its space from theft, robbery, and pilferage, which includes
keeping doors locked and other means of entry to the Premises closed and secured. Landlord shall not in
any way be responsible to Tenants, their agents, employees, guests, licensees or visitors for any loss of
property from the Premises or public areas for any damage to any property thereon from any cause
whatsoever.
Security Devices
If Tenant requires telephonic, burglar or similar services, they shall first obtain Landlord's consent and
comply with Landlord’s instructions for installation.
Building Security: Property Removal
Anyone removing personal/ company property from your office or your store will be required to complete the
Property Removal Pass, including a description of the property being removed and signed by an authorized
signature from your company. Tenants may make photocopies of this form. Please be aware that our
security officers are instructed not to allow anyone to leave the Premises with property unless they have this
form with them. To eliminate after hour/ weekend problems, be sure copies of the Property Removal Forms
are kept within your office. It is your responsibility to give your employees this written permission to remove
property and insure that all employees are aware of this procedure.

Building Security: Solicitation
We attempt to keep all solicitors out of the buildings and the project. If a solicitor visits your office or your
store, please contact the Office of the Building or Security at once. The solicitor will be escorted off the
premises.
Tenant shall not make any door-to-door solicitation of business to any other Tenants in the Building.
Building Services: Above Standard Installations
All changes to Tenant’s Premises will be made at Tenant’s expense. You must give prior written notice and
receive written approval of Landlord before commencing any work.
Building Services: Carpet
Chair pads are recommended under chair rollers/casters to preserve appearance, prevent accelerated
wear, and act as a deterrent toward carpet deterioration. Carpet cleaning may be arranged with the office of
the Building.
Building Services: Cleaning
ATTN: Office Buildings Only
Janitorial cleaning is contracted five times a week; Sunday through Thursday. Excluding the Holidays
previously listed on "General Information". Cleaning begins at 6:00p.m. Monday through Thursday and 10
a.m. on Sundays. (Subject to change). Cleaning standards of a first class Office Building will be maintained,
however, oversights occasionally will occur. When this happens, please notify the Office of the Building as
soon as possible so appropriate corrective action can be taken.
If you require any “special cleaning”, please advise the Office of the Building to coordinate and quote costs
for any and all extra services.

Building Services: Elevators
A detailed description of the elevators in each Building and area of the Project follows below.
Each elevator is equipped with an emergency phone system and is directly connected to the Security Office
located on the Plaza level of the common area. Passenger and Freight elevators are equipped with a
button, which will directly connect caller to the Security Office. Passenger elevators are not to be used for
any delivery that would require the use of hand trucks, carts, etc. Should the Freight elevator be required,
special arrangements must be made by contacting the Office of the Building at least 48 hours in advance.

Parking Structure has three parking elevators starting at level B through level four (4) located at the
South end of the Parking Structure.
SE1 – The glass elevator going from level A to level 1 located in front of the Comerica Bank Building.
MTO4 - 1 Handicap elevator: This goes from the Basement level (loading dock) to the First (1) floor.
Comerica Bank Building (Building C)
In this building there are:

HVAC Hours
HVAC service is provided to the Office Buildings from 8:00 A.M. to 6:00 P.M. Monday through Friday and
from 9:00 A.M. to 1:00 P.M. on Saturdays. There will be an additional charge for all after hours HVAC
service. Please contact the Office of the Building regarding applicable fees.
After Hours Heating and Air Conditioning
Heating, ventilation and air conditioning will be provided between 8:00am and 6:00pm, Monday through
Friday and Saturday, 9:00am to 1:00pm. Air conditioning is not provided on Sundays/Holidays. The Office
of the Building must receive a 48-hour notification in writing from Tenants requesting after hours air
conditioning. There is a charge for after hours air conditioning. Please contact the Office of the Building for
fee information pertaining to your Building.
Heating and Air Conditioning Adjustments
Please notify the Office of the Building of any temperature adjustments needed. Please do not attempt to
contact the Engineering staff directly to initiate a service request. All engineering services are scheduled by
the Office of the Building, which allows us to keep a record of problems and to follow up on corrective
action. Temperature control adjustments will be made by the Building Engineering Staff. Do not attempt to
remove the locked covers or tamper with the thermostats, as they are sensitive devices, which can be easily
thrown out of calibration. You will be charged for repairs to damaged or thermostats that have been
tampered with.

Building Services: Mail Service
The mail room and mail drop areas are located adjacent to the outgoing mail drop boxes and the FedEx &
Overnite Express drop boxes on the P1 level of the Comerica Bank Building. USPS outgoing mail pick ups
happen Monday – Friday at 3:00 p.m. (time may be subject to change).
The mail room contains mail boxes and postal lockers. Each Tenant is assigned a mail box and one (1) mail
box key upon move-in. Additional keys are available at a nominal charge. The larger postal lockers are
utilized by the Mail Carrier for Tenants who receive mail bundles that are too large for their mail boxes.
The mail is delivered by the Mail Carrier between the hours of 11:45 a.m. to 1:00 p.m. Monday – Friday but
occasionally the time may vary.

Building Services: Maintenance Requests
All requests from Tenants, such as light bulb replacement, temperature control changes, etc. will be made
by your designated Tenant Liaison. The Tenant Liaison will be responsible for calling the Office of the

Tenants are responsible for maintaining the condition of their suite. To facilitate this, engineering,
maintenance and janitorial services are available. Tenant maintenance requests can be made by calling the
Management Office at 818-382-4100 or by using NetFacilities, an Internet-based tenant service request
program. NetFacilities is available 24/7 and provided at no charge. To enroll in NetFacilities, contact the
Management Office for more information.To access the system:
1. Go to https://www.netfacilities.com/login.aspx
2. Enter your username and password provided by the Office of the Building.
3. Once logged into the Net Facilities system users are taken to the "Dashboard".
The Dashboard is the home page or administrative hub where users can:
View and track the status existing work orders
Create a new work order
View invoices for completed work orders
View a complete history of work orders
Use the blue navigation bar on the top of the page to choose the area of the system you would like to enter.
To submit a work order:
1. Click on the "Work Order" link in the blue navigation bar on the top of the Dashboard page.
2. Which: Choose the type of service required
3. When: Select a date and time for the service.
4. Where: Choose a Building Area ( optional)
5. What : Describe the work to be done in as much detail as possible.
6. Click Submit and your work order request will be routed to the appropriate personnel.
Once completed you will receive a work order completion notice via e-mail.

Building Services: Telephones
The City of Los Angeles requires telephone and data systems to have a permit prior to installation of the
phone service and data cabling. Telephone/data system installation and servicing must be coordinated
between the Tenant and telephone company of your choice. Three important items must be remembered
when you order your telephone service.
The Los Angeles Building Code requires all telephone lines to be installed in conduit or to be Teflon
coated. Many telephone companies do not provide for these requirements in their bid.
Major telephone systems often require additional air conditioning or ventilation to cool their
mini-computers. If this equipment produces 1000 BTUs per hour or more, you may need to install
additional air conditioning or ventilation.
All building telephone closets are locked to prevent tampering. Please contact the Office of the
Building to have the doors opened for service or installation of wiring.
Please advise your selected phone and data companies to obtain the required permits from the Electrical
Department at Van Nuys City Hall.
We suggest that this be expedited in a timely manner so that the L.A. City Electrical Inspector will clear the
permit. Without said permit and approval, occupancy of your premises cannot be obtained.
Douglas Emmett only allows AT & T to work within the main Telephone Room and individual floor telephone
rooms. Tenants must coordinate with AT & T to run dial tone to the backboard within your Suite. You may
contract with your desired telephone installer to work within your suite only. A Certificate of Insurance is
required if your telephone vendor is other than AT & T.

Building Services: Tenant Liaison
The Office of the Building requests that each tenant provide the name and number of the person in their
organization who is authorized to act on behalf of the Tenant in such instances as:
Ordering or changing directory listings or signs
Ordering the addition or deletion of persons to access lists
Ordering additional keys
Maintenance Requests
Suite Alterations
Authorization for after hours HVAC
Since many of the above requests involve additional charges to the Tenant, it is very important that the
authorization signatures on file in the Office of the Building are the most current.
Please complete the Liaison Authorization Form and return it to the Office of the Building as soon as
possible.

Building Services: Tenant Parties
If you plan a party, reception or open house please contact the Office of the Building with your plans in
advance. This will allow us to advise Security to be aware of your gathering and to offer any assistance so
that you and your guests will have an enjoyable time. Also, whenever you host an event and serve alcoholic
beverages, Host Liquor Liability Insurance is required. Proof of such insurance and the insurance of all
other caterers must be provided to the Office of the Building prior to your gathering. Caterers are not
permitted to use any open flame devices for heating food.
Emergency Procedures: Bomb Threat
Telephone Threat
When a bomb threat is made over the telephone, obtain the following information from the caller:
Exact location of the device.
Time set for explosion;
Description of the device;
Reason the caller has placed the bomb;
Exact words used by the caller.
Keep this information as confidential as possible.
Notify the Police Department. Call 911.
Notify the Management Office at 818-382-4100.
Once the Management Office has been notified of a bomb threat, it is our policy to advise your firm’s
manager or officer. It is up to the manager or officer to decide whether it is appropriate to evacuate the
office.
In the event that you are asked to evacuate the Building, move away from the Building to allow for the clear
passage of emergency personnel. Do not re-enter the Building until the Management Office or the Police or
Fire Department has given clearance.

Suspicious Packages or Mail Bombs
Letter bombs are usually sent through the mail addressed to a specific individual in the company, usually
disguised to look like some sort of gift or a small package. Letter bombs have the power to kill or maim
anyone close to them if they go off. Letter bombs are usually a large size manila envelope ¼” to ½” thick
and are fairly rigid. They have been mailed from cities or small towns in the United States, as well as from
foreign countries. They are usually mailed to a person by title, such as Chairman, President, Manager,
Security Officer, etc.
If a letter is suspected to be a letter bomb:
Clear everyone out of the area for at least 25 feet around it.
Notify the police at 911 and Building Management at 818-382-4100
DO NOT HANDLE IT UNDER ANY CIRCUMSTANCES.
DO NOT ATTEMPT TO DEACTIVATE IT YOURSELF
Emergency Procedures: Civil Disturbance
Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all
entrances to the building. The police will be notified. We will keep you informed.
If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor and the police
will be summoned.
Emergency Procedures: Earthquake
Before an Earthquake
Plan your course of action before an earthquake occurs. Employees should establish an out of state
telephone contact and make sure family members can act independently for at least 72 hours.
Store essential emergency supplies such as food, water, first-aid kit, radio, and batteries. Enough
supplies should be stored to support every employee for a minimum of 72 hours.
Secure objects such as files, office equipment, bookshelves and other potentially dangerous objects.
Be familiar with your immediate work area and floor plan. This will help you react effectively when it
is necessary to find the closest and safest shelter point.
During an Earthquake
Get under a sturdy table or desk and hold on or move towards the center of the building. The building
core is the strongest part of the structure.
Keep your back to all glass objects if you cannot avoid them completely.
Be aware of falling debris. Cover your head as much as possible.
Do not panic. A clear mind will help you through the dilemma.
After the Earthquake
Remain calm and stay in your area (unless any emergency dictates otherwise).
Look for injured people and administer first aid where needed.
Barricade hazardous areas to prevent other persons from accessing a dangerous area.
Use telephones for emergencies only.
Be alert for after shocks. Their intensity can produce further damage. Respond to the after shock as
though it is the original earthquake.
Check your food and water supplies.
Building Security will attempt to contact tenants via the public address system to advise on building
and local conditions.
Evacuation
Normally, it is not recommended to evacuate a building after an earthquake. Outside one may
experience falling glass from the buildings.
However, if an evacuation is required, use the stairs. Do not use the elevators. Walk down at a
steady pace. Do not run.
If you are outside when an earthquake occurs
Immediately find the safest cover, perhaps an alcove, a doorway, a parking garage or a building.
Stay away from storefront windows. The primary danger is from falling debris, particularly glass.
Stay under cover as after shocks may cause further damage.
Non-Business Hours
If there is an earthquake during non-business hours, the following will apply:
Engineering will inspect all buildings for safety and structural damage.
Main contacts for each suite will be expected to give management a head count.
Management will keep tenants updated regularly via Instant Alerts on the home page of the Electronic
Tenant Handbook (ETH) as well as via phone calls in case there is no power during the earthquake.
In addition, please note that annual fire drills and beneficial meetings are done for our tenants which covers
fire, earthquake and other emergency situations.
Emergency Procedures: Elevator Malfunction
In the event that an elevator stops with passengers in it, remember to remain calm. Pressing any
emergency button within the cab will alert Security that the cab is malfunctioning, what cab number it is, and
what floor it is stuck on. The Guard will continue two-way communication with passengers until help arrives.
In the event of a power outage, elevators will continue to operate using our emergency power generator.
Should an outage occur, elevator lights will remain on, but the car will temporarily stop. Each elevator will
automatically return to the lobby where the doors will open and they will then be out of service.
IN THE EVENT OF A FIRE, ELEVATORS MUST NOT BE USED FOR EVACUATION. USE THE
STAIRWELLS.

Please advise the Office of the Building of the name and home telephone number or cell phone number of
the persons designated for emergency contact by completing the Tenant Contact Information form. This
information will be kept confidential and will only be used in the event of an emergency. The Office of the
Building would prefer to have at least three designated emergency contacts.

Emergency Procedures: Evacuation
Fire alarms are designed to sound only on the floor where activated. They also sound an alarm in our Fire
Control Room alerting the Fire Department and the Galleria Security Office. When you hear an alarm,
proceed to the nearest stairwell closing all doors behind you. With the back of your hand feel the stairwell
door for heat. If it is not hot, open the door and begin to evacuate five floors down using safe stairwell
procedures (stay on the inside handrail at all times) and re-enter at the Safe Refuge area. If there are
adverse conditions, please use the alternate stairwell. Floor wardens will meet you at the safe refuge area
and take a head count and wait for further instructions. If you are instructed to relocate to the roof, please
be sure to see the stairwell indicated as having roof access.
Emergency Exits
ATTN: Office Buildings Only
The building stairwells vary from one office building to another. Building C has two stairwells - #1 and #2.
Building B has three stairwells. WB has two stairwells. Building D has three stairwells. Stairwell doors are
always locked. You may always exit, but you cannot re-enter the Building using the stairwells. However
upon activation of any alarm condition, doors will automatically unlock to allow occupants to do the following
(by Building):
Building C: Relocate within the Building except for Tenants located on the 7th Floor or below who will
evacuate all the way down and outside to the safe refuge area.
Buildings B, D, & E: Do Not relocate inside. Exit all the way down to the outside safe refuge area.
Safe Refuge Areas
Safe Refuge Areas inside or outside of the building provide a limit of protection. Safe Refuge Areas within
the building are any floors three or more above and three or more below the fire floor is deemed a safe
refuge floor. Safe Refuge Areas outside the building: evacuate the building and stay clear of the way of
emergency vehicles. Please designate a meeting place with your employees far away from the building.
If you see smoke or fire:
Notify the Los Angeles Fire Department at 911.
Notify the Office of the Building immediately at 818-382-4100.
Leave the area, closing all doors behind you
Go to the nearest stairwell, check the door for heat, if it is not hot enter the stairwell and evacuate five
floors down and re-enter onto that floor. Wait for instructions.
Emergency Procedures: Fire and Life Safety
Fire
If you discover a fire, call the Fire Department, notify Security, and call the Office of the Building. If the
building’s fire safety system detects a fire on your floor, the Fire Department will be notified immediately.
Floor Wardens will be responsible for directing occupants to safe refuge areas. DO NOT USE
ELEVATORS. USE STAIRWELLS AND FOLLOW ALL TRAINING GIVEN IN OUR FIRE/LIFE/SAFETY
PRESENTATION.
Life Safety
ATTN: Building C Only
Your assistance is requested in assigning a Floor Response Team. These are people who, in case of
emergency (fire, bomb threat, natural disaster, etc.), would be Floor Wardens, Assistant Floor Wardens,
Searchers and Stairwell Monitors. These Tenant representatives should be individuals who are on the
Premises during regular working hours. Single Tenant floors will require a Warden to be appointed by the
firm occupying that floor. On a multi-tenant floor, each Tenant is responsible for having a Suite Warden and
designating a Response Team including a Floor Warden from the various Suites on that floor. Each
Warden will be fully briefed on all emergency procedures and will assist both Management and City
authorities in directing fellow Tenants in emergency situations.
Please use the LIST OF FIRE WARDENS, DEPUTY WARDENS, PERSON TRAINED IN CPR AND FIRST
AID to indicate your representatives.
Life Safety (continued)
Floor Warden
The Floor Warden shall direct, enforce and have full charge of the evacuation for all personnel on his/her
assigned floor during an emergency. Designated Assistant Floor Wardens, a Searcher and Stairwell
Monitor or others that may be required will assist them in their duties. An orange vest will be provided and
should be worn by all Floor Wardens in the event of an Emergency.
Assistant Floor Warden
In cases where the Floor Warden is not present the Assistant Floor Warden will assume their duties and
assist the Floor Warden in an emergency.
Searcher
The Searcher will thoroughly search restrooms, lunchrooms, conference rooms, etc. for occupants unaware
of the emergency and direct them to the nearest safe exit, closing all doors behind them.
Life Safety (continued)
Assistants for Disabled
Assistants must be assigned for those in need of extra assistance in time of emergency. In an emergency,
the disabled individual and assistant will enter the stairwell and remain inside the stairwell door until help
arrives.
A list of these individuals must be submitted to the Office of the Building. This list must include those
individuals with any condition which would require assistance such as broken limbs, pregnancies, asthma,
wheelchair, crutches, etc. and must be updated as needed.
Stairwell Monitor
Stairwell Monitors are to verify the safety conditions of exit stairways and to help maintain such safe
conditions at all times. Place the back of your hand on the exit door. IF IT IS HOT, DO NOT OPEN IT; seek
an alternate route. If it is NOT HOT, open door and allow evacuees to enter, closing the door behind them.
Once all occupants have evacuated the floor, close the door and proceed down five floors.
Emergency Procedures: Flooding
If possible, remove all desktop items and close file drawers to limit damage.
Building management will turn off the water source and shut down electrical power as required.

employees prepare for and react quickly to a regional emergency, including terrorist attacks. Click on the

Emergency Procedures: Medical Emergency
In the event that an accident or illness of an employee or visitor takes place in your office area:
Call Emergency at 911.
Give Emergency Dispatcher the following information:
Your name
Building name and address
Floor number and location of emergency on floor
Any details of accident or illness
Do not move injured/ill person. Try to make them as comfortable as possible.
Whenever possible, have someone meet the emergency unit in the lobby.
Call Security at 818-382-4144. Inform them you have called 911 and briefly describe the nature of the
emergency.
The emergency unit will be with you shortly and will administer necessary medical assistance.
Determine, if possible:
Name, address and age of injured/ill person
Nature of problem
Allergies and if currently on any medication
Local doctor
The Management, Engineering and Security staff will do all we can to make the person comfortable while
awaiting the arrival of the medical rescue team. Although we assume no liability for our assistance, we
strongly encourage Tenants and employees to become familiar with First Aid and how and when to contact
emergency services.
Emergency Procedures: Power Failure
All Office Buildings and Project Common areas have an emergency generator, which will provide
emergency power for certain basic building function in the event of power failure. The functions include:
Activating emergency lights on each floor throughout the building including all Exit signs.
Activating all stairwell lighting.
Activating the building’s emergency Fire, Life and Safety Systems as well as the building’s
communication systems.
Bringing all elevators down to the ground floor lobby. (One elevator will remain operative for use by
security to assist handicapped persons or to take service crews and equipment into the building, as
needed.)
It is seldom necessary to evacuate the building during a power failure. Unless you are directed to do so
through the emergency communication system (or by your Floor Warden), please remain in your offices.
Please…DO NOT CALL the Office of the Building unless you need to notify us of the location of a disabled
employee. Please complete the Handicapped Personnel List. You will be notified once all information has
been received.

Emergency Procedures: Severe Weather
When severe weather conditions become apparent, the U.S. Weather Bureau describes conditions by two
(2) classifications, a Watch or a Warning. This applies to the reporting of severe thunderstorms, the
approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm
condition, etc. A Watch becomes effective when atmospheric conditions are right to produce the particular
weather phenomenon. A Warning means that the weather condition has been spotted and prompt action
must be taken for safety.
Except in very rare circumstances, the decision to evacuate the building based on the above weather
reports will not be made by Building Management, but rather by each Tenant Company. However, in the
event these conditions do exist, the following guidelines should be kept in mind:
Move away from outside windows. If the windows in your offices are supplied with blinds, close the
blinds (this will provide protection from broken glass).
Do not panic.
If evacuated, lock all desk drawers and take all items of value with you.
If evacuated, use a route that is in the building interior and stay away from large expanses of glass
and windows.
Use the stairwells rather than the elevators.
If evacuated, do not return to your office until advised to do so.
Emergency Procedures: State Fire Marshall's Law
TITLE 19 FIRE/LIFE/SAFETY TRAINING MUST BE COMPLETED WITHIN FOURTEEN (14) DAYS OF
OCCUPANCY.
Please be advised that under the provisions of section 3.09 and 3.10 of Title 19 of the California
Administrative Code, the Los Angeles City Fire Department requires that managers and Tenants of each
high rise building in the city, in cooperation with the Fire Department, establish, implement and maintain an
Emergency Pre-Fire Plan that will aid in the prevention of fire, explosion and panic in the building. All
Tenants MUST be trained within the first 14 days of occupancy.
This Pre-Fire Plan Fire Life Safety training can be accomplished in the comfort of your own Office. Upon
move in, you will be given information and instructions about a web site that you and all your employees will
have to log into for this simple but very effective training. Initially, the Office of the Building will make
arrangements for you to be set up in the system at which time you will receive a password to access the
program.
Thereafter each employer must ensure that every new employee receives the training within 14 days of hire
as mentioned above.
Also, under the Fire Department’s Plan regulations, each Tenant (as an employer) along with Building
Management share the responsibility for implementing this Pre-Fire Plan, instructing all occupants on the
procedures to be taken in the event of an emergency, including evacuation procedures. Documentation of
Occupant Instruction shall be maintained by the Office of the Building and available for Fire Department
Inspection.
Please note that this Occupant Training does NOT replace the annual Floor Warden and Suite Monitor
training also required by the Los Angeles Fire Department. Until further notice, Floor Warden and Suite
Monitor training will take place on an annual basis in preparation for the annual Fire Drills.
Please fill out the List of Fire Wardens, Deputy Wardens, Persons trained in CPR and First Aid provided at
the end of this manual, indicating the names of those people in your office who are trained in CPR and First
Aid, and who will be appointed as your Suite Warden and Alternate Suite Warden. Fire Wardens and
Alternate Suite Wardens need to be full time employees who will be responsible to work with the Office of
the Building, to maintain proper records and assist in evacuation procedures of the building. Tenants who
refuse to comply, may be cited for violation of the State Fire Marshal’s Law. Such a citation, if issued, could
constitute a fine of $1,000.00 and/or six- (6) months’ imprisonment.
Emergency Procedures: Toxic Hazards
If there is a toxic spill or exposure, immediately get to an area where you are not exposed and call 911.
Give building address, floor and phone number, and also what type of spill. Take action to contain the
hazard; close doors behind you, and always follow all safety procedures when working with toxic materials.

Policies and Procedures: General Rules and Regulations
Above Standard Installations
All changes to Tenant’s Premises will be made at Tenant’s expense with prior written notice and approval of
Landlord.
Common Areas
ATTN: Office Buildings Only
The sidewalk, entrances, halls, corridors, elevators and stairways of the Building shall not be obstructed or
used as waiting or lounging places by Tenants, their agents, employees, invites, licensees or visitors. The
outside areas immediately adjoining any leased premises shall be kept clear at all times by Tenant, and
Tenant shall not place or permit any obstructions, garbage, refuse, merchandise or displays in such areas.
The corridors, passages, exits, entrances, elevators and stairways of the Office Buildings are not to be open
to the general public, but are open subject to reasonable regulations to Tenant’s business invitees.
Landlord shall in all cases retain the right to control and attempt to prevent access to all persons whose
presence, in the judgment of Landlord, would be prejudicial to the safety, character, reputation and interest
of the building. Landlord shall in all cases retain the right to persons with whom any tenant normally deals
in the ordinary course of its business, unless such persons are engaged in illegal or unlawful activities. Any
Tenant, employee and/or invitees are strictly prohibited from access to the roof.
Cleanliness
Tenant shall not exhibit carelessness of indifference to the good order and cleanliness of the Premises
Prohibited Uses
The Premises shall not be used for (a) the keeping any bicycles, motorcycles, animals of any kind or (b)
lodging or for manufacturing of any kind; nor shall the Premises be used for any improper, immoral or
objectionable purposes. No cooking or heating of food is permitted in the office buildings, excepting there
from microwave ovens and equipment for brewing coffee, tea and hot chocolate and similar beverages.
Such cooking and heating devices and their use will be approved by Underwriters’ Laboratories in
accordance with all applicable insurance regulations and federal, state, county and city laws, codes,
ordinance, rules and regulations. Tenant shall not install, maintain or operate on the Premises any vending
machines without the prior written consent of Landlord.
Building Identification
Landlord reserves the right, exercisable without notice and without liability to Tenant to change the name
and address of the Building.
Building Management
An authorized individual will attend to tenant’s requirements only upon appropriate application to the Office
of the Building. Employees of Landlord shall not perform any work or do anything outside of their regular
duties unless under special instructions from Landlord, and no employees of Landlord will admit any person
(Tenant or otherwise) into any office without specific instructions from Landlord.
Trash Disposal
ATTN: Office Buildings Only
Tenant shall store all trash within the Premises or in other facilities provided by Landlord. Tenant shall not
place in any trash receptacle any material that cannot be disposed of in the ordinary and customary manner
of trash and garbage disposal. Landlord shall make all refuse disposals in accordance with scheduled
contract.
Window Treatment
Tenant shall not place anything against or near glass partitions or doors or windows that may appear
unsightly from outside the premises. Tenant shall be held responsible for any damage to the glass coating
within premises. Any items other than building standard blinds in CBB and/or Mecco Shades in GOB and
CYB such as curtains, screens, hanging plants or other similar objects attached to or used in connection
with any windowsill, which are visible from the exterior of the Premises, are prohibited.
Energy Efficiency
Energy Efficiency
ATTN: Office Buildings Only
Tenant shall not use any method of heating and air conditioning other than that supplied by Landlord.
Further, Tenant shall not waste electricity, water or air conditioning and agrees to cooperate fully with
Landlord to assure the most effective operation of the Building’s heating and air conditioning and to comply
with any governmental emergency-saving rules, laws, or regulations of which Tenants have actual notice.
Tenant shall keep corridor doors closed and shall close window coverings at the end of the business
day.

Tenants shall not install any radio or television antenna, loudspeaker or other devices on the roof or exterior
walls of the building without Landlord's consent and approval.
Waiver
Landlord may waive any one or more of these rules and regulations for the benefit of Tenant or any other
Tenant, but no such waiver by Landlord shall be construed as a waiver of such rules and regulations in
favor of Tenant or any other Tenant, nor prevent Landlord from thereafter enforcing any such Rules and
Regulations against any or all of the Tenants of the Building.
Integration
These Rules and Regulations are in addition to, and shall not be construed to in any way modify or amend,
in whole or in part, the term, covenants, agreements and conditions of the Lease.
Additional Regulations
Landlord reserves the right to make such other and reasonable Rules and Regulations as, in its judgment
and from time to time be needed for safety and security, for care and cleanliness of the Building and for the
preservation of good order therein. Tenant agrees to abide by all such Rules and Regulations herein above
stated and any additional Rules and Regulations that are adopted.
Observance of Rules
Tenant shall be responsible for the observance of all of the foregoing Rules by Tenant’s employees, agents,
clients, customers, invitees and guests.
Policies and Procedures: Good Neighbor Policy
Sherman Oaks Galleria realizes the importance of a good neighbor policy. We all benefit from good
neighbors and being alert for unusual occurrences in our building and project. Please report to the Office of
the Building or Security should any of the following be observed:
Any unusual circumstances such as people loitering in the corridors or anywhere throughout the
Building or grounds; something apparently out of place, etc.
Finding trash or safety hazards in the corridors, lobby, restroom, garage or any other public areas.
Be alert for obstruction of fire doors or any obstruction that could result in an injury or fatality.
Deliver to the Office of the Building or Security any item you believe might be lost. Please note where
you found the object and the time discovered so that we may attempt to locate the owner.
Burned out lights throughout the building or grounds must be replaced as soon as possible for your
safety and the safety of others.
Please observe building security procedures if accessing the building after hours. If you notice
unauthorized persons in the building after hours, please notify Security.
Policies and Procedures: Moving Policy
Deliveries and Moving
Tenants must receive all deliveries and are responsible for their shipments. Building personnel cannot
accept any deliveries for Tenants. All deliveries and moves must be scheduled with the Office of the
Building at least 48-hour prior to the date of delivery. We request a notice in writing faxed to the Office of the
Building at 818-382-4101.
Office Buildings:
All deliveries and moves must be scheduled before 8:00a.m. or after 6:00p.m. Monday through Friday and
before 9:00 a.m. and after 1:00 p.m. on Saturdays. The Office of the Building must receive the following
information in writing in order to accommodate your move in/out and deliveries:

The limits set forth above are minimum. If the moving company carries higher coverage, claims may be

Loading and Unloading Procedures
Deliveries (loading and unloading) at The Sherman Oaks Galleria are conducted in varying manners and in
different locations depending upon the tenant being serviced.
All deliveries to the Galleria are subject to the following conditions and restrictions:
Masonite or plywood will be placed on all carpeted areas during major moves.
No deliveries will be made through the lobbies of the buildings or across the plaza.
All work shall be accomplished with a constant effort to eliminate unnecessary noise, obstructions or
other annoyances.
All crates, cartons, wrappings and packing or debris shall be promptly removed from the premises
throughout the working day and shall be removed from the premises prior to the delivery personnel
leaving our property.
All interior surfaces including carpet, floor finishes and wall coverings in the vicinity of the
transportation of material shall be protected at all times.
Tenant shall be liable to the landlord for replacement or repair, of any surfaces, parts or accessories
of the building damaged by the transportation of material or the workers accomplishing or attempting
such transportation.
At all times during the transportation of material, the premises shall be kept clean and clear of debris,
obstruction or hazards caused by the move.

All deliveries to the Galleria are subject to the following conditions and restrictions (continued) :
In the event the move takes longer than one day, a Building Management Representative will walk the
route with the movers each day to ensure no damage has occurred.
The moving company must agree to protect, indemnify, and save Landlord harmless from and
against all claim, demand, and causes of action of every kind in character arising in favor of moving
company’s employees, Landlord’s employees, or other third parties on account of bodily injury,
personal injury, death or damage to property in any way resulting from willful or negligent acts or
omission of moving company, its agents, employees or representative or subcontractors. The
moving company shall be responsible for all damages and losses sustained by them to their tools and
equipment utilized in the performance of all work there under.

The following facilities are available at the Galleria to accommodate deliveries:
Loading Dock(s): The main loading dock to the Sherman Oaks Galleria is located at the west side of the
property and is reached by proceeding North on Galleria Lane from Ventura Boulevard and/or South on
Galleria Lane from Camarillo Street.
The dock is only accessible to vehicles 13’2” or less in height.
Dock areas cannot accommodate 40’ trailer with tractors attached.
This loading dock is staffed by Galleria Security personnel, who provide Dock Master functions
between the hours of 6:00 A.M. and 6:00 P.M. Monday – Friday, and 6:00 A.M. and 2:00 P.M. on
Saturday.
The dock is available 24 hours per day, seven days per week via the Security Call box feature at the
dock.
A secondary (limited use) loading dock is located at the base of the Comerica Bank Building (CBB) and is
reached by proceeding West off Sepulveda Boulevard on Galleria Gateway and/or South from Camarillo
Street on Galleria Gateway. (This secondary receiving area is located adjacent to the Sepulveda II parking
entrance.
Height restrictions in this area preclude deliveries by “full-size” trailers, but can accommodate large
vans, “stake beds”, and “low vertical clearance” panel trucks or “bobtails”.

The following facilities are available at the Galleria to accommodate deliveries (continued):
Elevators: A large freight elevator (LD-1) is located adjacent to the West Loading Dock
This elevator is controlled by Galleria Security personnel, who provide Dock Master functions
between the hours of 6:00 A.M. and 6:00 P.M. Monday – Friday, and 6:00 A.M. and 2:00 P.M. on
Saturday.
The elevator is available 24 hours per day, seven days per week via the Security Call box feature at
the dock with a reservation.
The freight elevator cab is 10 feet high by 8 feet wide by 9 feet 6 inches deep. The maximum weight
is 6,000 pounds.
A second “service elevator” (LD-2) is located adjacent to the West loading dock.
This elevator is controlled by Galleria Security personnel, who provide Dock Master functions
between the hours of 6:00 A.M. and 6:00 P.M. Monday – Friday, and 6:00 A.M. and 2:00 P.M. on
Saturday.
The elevator is available 24 hours per day, seven days per week to those with prior arrangement with
the Office of the Building and the Security Office. Security assistance can be reached can be via the
Security Call box at the dock when a Dock Master is not available.
The freight elevator cab is 10 feet high by 5 feet wide by 8 feet 6 inches deep. The maximum weight
is 4,500 pounds.

The following facilities are available at the Galleria to accommodate deliveries (continued):
Elevators: A Freight elevator is located in the Comerica Bank Building (Building C).
This elevator is available for routine parcel/package delivery between 6:00 A.M. and 7:00 P.M. M-F
and 6:00 A.M. and 2:00 P.M. on Saturday for Comerica Bank Building tenants.
The elevator is also available between 7:00 P.M. and 6:00 A.M. M-F, after 2:00 P.M. hours on
Saturday and all day Sunday for major equipment/furniture moves by arrangement with the Office of
the Building and the Security Office.
The freight elevator cab is 10 feet high by 7 feet 2 inches wide by 7 feet 1 inch deep. The maximum
weight is 3,500 pounds.
A Service Elevator is located in the Garden Office Building (Building B) and is available from level "A" of the
parking area (East side) and is accessible from the West dock as LD-1 above.
The freight elevator cab is 8 feet 11 inches high by 5 feet 9 inches wide by 7 feet 9 inches deep. The
maximum weight is 4,500 pounds.
VENTURA BOULEVARD & SEPULVEDA BOULEVARD RED ZONES
Pick up or delivery of merchandise or goods by either customers or vendors is prohibited in the red zone
areas along Ventura and Sepulveda Boulevards.
Drop off or pick up of tenants' guests or customers is prohibited in the red zone areas along Ventura and
Sepulveda Boulevards.
Delivery Procedures
Retail (RTA)
General – Applies to all deliveries
All vehicles delivering to the facility will park at the direction of the Dock Master or security personnel
Drivers will comply with all instructions of the Dock Master and/or security personnel regarding the
use of material handling equipment and elevators.
Site Specific Instructions
Tenants with a rear access door may receive deliveries 24 hours a day, 7 day a week in accordance
with the hours and procedures published for the West dock and the freight elevators subject at all
times to the control and supervision of the Dock Master and/or security personnel.
“Across The Plaza” Tenants (No Rear Corridor Access)
All deliveries necessitating the transportation of materiel across the public space are to be conducted
between the hours of 5:00 A.M. and 10:00 A.M.
At no time are “passenger” elevators to be used to bring material to the plaza level.

and/or security personnel and will utilize the route that limits passage across the least expanse of
public space.
Deliveries attempted outside the parameters described here, will be refused and drivers/companies
will be barred future access to the property.
Comerica Bank Building Tenants (Building C)
Deliveries will be accomplished as described in the Building C freight elevator section above.
The Building C freight elevator will be used to transport all material in the building subject to the
elevator usage restriction and procedures indicated.
Parking for trucks attempting deliveries is subject to the control of security personnel at all times.
Express Handlers (Fed Ex, Airborne, UPS, DHL, etc.) may deliver at any time during office hours
without restriction providing that only the freight elevator of the building is used to deliver any package
that is not hand carried.

Courtyard Building Tenants (CYB)
Tenants may receive deliveries 24 hours a day, 7 day a week in accordance with the hours and
procedures published for the West dock and the freight elevators (LD1 & LD2) subject at all times to
the control and supervision of the Dock Master and/or security personnel.
Express Handlers (Fed Ex, Airborne, UPS, DHL, etc.) may deliver at any time during office hours
without restriction providing that only the freight elevator of the building is used to deliver any package
that is not hand carried.
Garden Office Building (GOB)
Tenants may receive deliveries 24 hours a day, 7 day a week in accordance with the hours and
procedures published for the West dock and the freight elevators subject at all times to the control and
supervision of the Dock Master and/or security personnel.
All deliveries that are not “hand carried” shall be transported into the building via the GOB freight
elevator from the parking level “A” entrance.
Express Handlers (Fed Ex, Airborne, UPS, DHL, etc.) may deliver at any time during office hours
without restriction providing that only the freight elevator of the building is used to deliver any package
that is not hand carried.
At all times, the direction of Sherman Oaks Galleria management, security, engineering, janitorial, and
parking personnel are to be obeyed. Failure to comply with instructions of the aforementioned may result in
removal from the property, incurring of civil damages and or criminal prosecution.
Policies and Procedures: Parking
ABM Parking has been contracted to manage the garage. The garage manager’s office is located in the
Galleria Level One, across from Starbucks. The office hours are from 7:00 a.m. to 6:00pm Monday through
Friday. Any concerns regarding parking should be directed to the onsite garage manager. To avoid any
misunderstanding regarding parking procedures, the following is an outline of the rules and regulation
observed in our garage.
All employees of the Sherman Oaks Galleria must park within the structure. Parking in the adjacent
neighborhoods is a violation of the Rules and Regulations set forth by the City of Los Angeles for the
Center.
In accordance with the City Regulations, Retail Merchants must update a Transportation & Parking Record
each month.
Monthly Parking
All monthly parkers will be issued a keycard that is used to activate the security entrance and exit equipment
to the garage. Parking Management will issue keycards upon receipt of the MONTHLY PARKING
AGREEMENT (see " Forms" Section). An access keycard will be issued to each monthly parker and will
require a non-refundable activation fee of $32.00. If this card is lost, please report it to the Parking Office
immediately so that the number can be removed from the computer. If another card is issued, there will be a
replacement charge.

Parking Registration Forms
For security purposes, all vehicles parked on the premises must be registered with the parking office. A
MONTHLY PARKING AGREEMENT is provided in the forms section for your use; photocopies may be
made. Vehicles not properly registered will be subject to suspension of parking privileges. Each employee
must have his/her car on file with the garage office.
Parking and Security
A security officer periodically patrols our parking structure. Unfortunately, no one can guarantee the
security of vehicles located in parking areas open to the public, such as our structure. Therefore, we urge
all Tenants to take precautionary measures to deter theft and vandalism of vehicles. Among other things,
we recommend that Tenants do the following:
Lock your vehicle at all times.
Do not leave valuables, packages or items in plain view.
If your vehicle is equipped with an alarm, please make sure it is activated at all times.
Be aware of your surroundings. Pay attention to any unusual or suspicious activity. Inform
Parking management or Security of any concern.
Ingress/Egress Procedures
All monthly parkers must enter and exit via the Camarillo Street, Phase II entrance.
On-Site Maintenance/Work on Vehicle
Building Management does not allow any work to be performed on vehicles in our structure. This includes
vehicle phone installations, car detailing/washing, repair, alarm installations, etc. Please be sure your
employees clearly understand this policy.
Monthly Parkers (Keycard Users)
All monthly parkers must use their keycards to enter and exit the garage at all times. In the event of a
gate malfunction (broken gate arm, gate stuck in an upright position, etc.) you must still use your card
at the card reader.
The parking computer utilizes a sequence check, which requires the use of your card in an IN/OUT
sequence. Therefore, if you fail to use your keycard at either the entrance or exit, or if you allow your
card to be loaned to another parker, you will fall into “PASSBACK VIOLATION” status. Your keycard
will automatically be disabled and you will be charged the daily parking rate for that day.
Monthly parkers taking transient tickets will be assessed the daily parking rate upon exit. Monthly
parkers not in possession of their keycard on exit will be similarly charged.
Should you not have your card, you will be required to see the parking manager and surrender the
transient ticket. Failure to do so will result in the assessment of the daily parking rate. It is for your
own benefit to keep your keycard with you at all times.
If payment is not received within five (5) business days of the first of each month, keycards will be
automatically voided from the system and parkers will be charged on a daily basis. The tenant or
employee should pay all monthly parking directly to ABM Parking.
Please be sure to inform the Parking Office in writing of any changes, omissions, additions, etc. in
your personnel.
Policies and Procedures: Signs
ATTN: Office Buildings Only
Building standard door sign is the only tenant information allowed next to the Suite entry doors. Upon
receipt of your written information, the Office of the Building will place your order. A quote will be provided to
you for your approval in advance. Signage requires a 4 – 6 week lead-time for new signs. Therefore,
please be sure to submit your requirements to our office as soon as possible.
Except as specifically provided in the Lease to which these rules and regulations are attached, no sign,
picture advertisement, name or notice shall be installed or displayed on any part of the outside or inside of
the building without the Landlord’s prior written consent. Landlord may remove, at Tenant’s expense and
without notice, any sign installed or displayed in violation of this rule. One building standard sign is allowed
(a) for Office Buildings - on the wall next to your suite entry door(s) and (b) for Retail - pursuant to Lease.
Any other signs must be approved by Landlord, shall be printed, painted, affixed, inscribed or modified at
Tenant’s expense only after approved by Landlord. Without Landlord’s written consent, Tenant shall not
use the name of the building in connection with or in promoting or advertising the business of Tenant except
as Tenant’s address.
Policies and Procedures: Smoking
On January 1, 1995, smoking was prohibited in all enclosed work areas. It is the EMPLOYER’S
RESPONSIBILITY to enforce this law. Therefore, it is your responsibility to inform your employees of
Assembly Bill AB13, as there is no smoking in your suite and there is no smoking in the following areas:
All elevator lobby waiting areas
All public corridors
All restrooms
The main lobby on the first floor of the building
All internal stairwells
Back of Retail Corridors
All Restaurants and Stores
There shall be no exceptions to the non-smoking policy. This non-smoking policy is now deemed to be a
term and condition of your Lease Agreement which authorizes the owner of the property to implement such
rules and regulations. Also, it is at the owner’s best interest to deem to be what is in the best interest of the
safety, care, security, good order and cleanliness of the building.
Outdoor Designated Smoking Areas
Additionally, there has been an outdoor "no smoking" policy adopted by the Sherman Oaks Galleria for all
exterior Plaza and Rotunda areas and most of the Parking Structure. Instead there are conveniently
located Designated Areas on the Property where people are allowed to smoke. Please check with
Security or Building personnel as to the locations.
As an employer, if you choose to designate a smoking area within your Suite, keep in mind that a
non-smoking area would then have to be designated and PROPER VENTILATION MUST BE INSTALLED
to exhaust the smoke filled air directly to the outside by an exhaust fan. Smoking within your suite is
prohibited without the proper ventilation fan and this exhaust system has been estimated to cost anywhere
from $5,000 to $7,000 not including electrical and ceiling tile necessary to complete this job. Our building
preferred vendors must perform this type of retrofit.
Violation by any Tenant or their employees of the non-smoking policy referred to herein shall be deemed to
be breach of the terms and conditions of the Tenant’s Lease and shall be dealt with in accordance with
applicable law.
