Bidding and Contract Requirements

General Conditions
Claims, disputes or other matters in question that are not specifically addressed by the Owner's
Contract with the Contractor or these documents shall be governed by the Standard Form of
Agreement Between Owner and Contractor where the basis of payment is a Stipulated Sum (AIA
Document A101 - 2007 edition) and the General Conditions of the Contract for Construction
(AIA Document A201 - 2007 edition).
Any claims or disputes between the Contractor, Owner and/or Architect that cannot be resolved
through direct negotiation shall be submitted for non-binding mediation. The Contractor, Owner
and/or Architect agree to include a similar mediation agreement with all contractors,
subcontractors, sub consultants, suppliers and fabricators, thereby providing for mediation as the
primary method for dispute resolution between all parties. Claims or disputes that cannot be
settled through mediation shall be settled by arbitration, which shall be binding and conducted
under the rules of the American Arbitration Association.

Pre-construction Services, Contractor Fees, and General Conditions shall be broken out as three
separate line items in Division #1
In addition, break out the cost for each of the following: Demolition, Site work, Building, Racks
/ Study cubicles.
Construction estimates should reflect the scope of work shown on the drawings and
specifications. Please do not "square foot" components of the project that can be "taken off"
from the drawings. Do not use historic pricing information for items that have been specified.
Subcontractor pricing should be used for significant trades. If you wish to submit alternates to
the products specified, they should be broken out separately, not included in the price. Include in
your estimate a list of any clarifications and/or assumptions you have made in pricing the project.
Also list allowances included for items not specifically defined in the documents. The estimate
submitted should reflect as closely as possible the cost of a fully finished and complete project.
Division 1: General Requirements
The purpose of these drawings is to convey design concept and scope of work. They are not
intended as comprehensive instructions defining every aspect of the work, or to cover all details
or specifications required to comply with generally accepted construction practices. It is the
Contractor's responsibility to provide trained, qualified field supervision and labor. The
Contractor shall include the materials and labor necessary for a fully finished and complete job
including permits, fees, etc.
All work, materials, assemblies, products and finishes used as a part of the construction
shall be installed in strict accordance with manufacturer's specifications and
recommendations.
For installation specifications of work not covered by manufacturer's specifications, the
Contractor shall use ASTM guidelines, government standards and/or industry/trade organizations
specifications and recommendations as the standard for installation.
The work shall be in accordance with applicable codes, ordinances, and other requirements
bearing on the conduct of the work.
Protect installed work during construction period to prevent damage and wear to finish surfaces.
Upon completion, clean installation as recommended by manufacturer of finish materials.
At the end of construction, provide Owner with all available warranty information and operating
manuals for appliances, HVAC, equipment, fans, etc.

Substitutions
If it is desired to use products different from those indicated in the Contract Documents, the
Contractor shall provide the Architect with sufficient data and/or samples as required to allow
the evaluation of the proposed change by the Architect and Owner. No exceptions will be
allowed without prior consent of the Architect.

Submittals
Contractor shall submit for Architect's approval, shop drawings, manufacturer's literature,
samples and other submittals as required by these specifications. Do not begin fabrication of
items requiring shop drawings, or purchase other items, without approved submittals. Shop
drawings shall be based on actual field dimensions. Should the Contractor fail to make the
required submittals in a timely manner, he shall be responsible for any required changes, at no
cost to the Owner.

Provide a sample / mock-up wall panel at corner of the building from the Main Level to above

Field Engineering
Do not scale the documents. Contact the Architect when additional dimensions are required.
Unless noted otherwise, dimensions are to finished face of gypsum wall board, masonry or
concrete foundation wall. Where clear dimensions are noted, they are critical for clearance of
furniture or equipment and must be maintained.
Unless noted otherwise, inside face of door frames shall be located 6" from face of adjacent
perpendicular partition.
Dimensional layout shall be verified in the field prior to proceeding with the actual installation of
the work. All interior wall locations shall be laid out (chalked) on the floor deck prior to
proceeding with the installation of the wall framing. Contractor shall notify the Architect of any
discrepancies from stated dimensions or apparent dimensional problems.
Contractor is responsible for verifying quantities and dimensions, field measurements, and
related field construction criteria.

Trowel Finish at Interior Floor Slabs
Broom Finish at Exterior concrete sidewalks, Landings, Balconies, Exterior Stairs at the Service
Yard.
Provide 1 1/4" deep saw cut control joints at interior slabs. Locate saw cuts under sill plate of
partitions when possible. Areas defined by saw cuts shall be close to square in shape. Provide
bond breaker (building paper or expansion joint material) at intersection of slab and concrete
basement walls.
Provide troweled control joints at exterior paving as shown on the drawings (20' o.c. maximum
each way).

Masonry Mortaring
Mortar shall be type "S" for below grade work, Type "N" for exposed work. Mortar mix shall
include Portland cement Type "I" (non-staining), hydrated lime Type "S", clean, hard, natural,
washed sand, and potable water. Materials and proportions shall meet appropriate ASTM
standards. Mortar color to be selected

Masonry Anchorage and Reinforcing
Masonry Veneer Anchors
Provide hot dipped galvanized two-piece adjustable metal veneer anchors at each stud spaced at
16" o.c. vertically. Install ties after Air Barrier is in place using stainless steel self-tapping
screws with sealing rubber gaskets to seal the penetration of the Air Barrier. Length of screws
shall be sufficient to securely anchor brick ties into metal studs.
Lintels
Provide galvanized steel lintels and shelf angles. Prime and paint exposed portions to match
brick per Section 09 90 00.
Mortar Net with Insect Barrier
Provide trapezoidal shaped Mortar Net with Insect Barrier to suspend mortar droppings at
unequal heights allowing moisture to drain from the cavity and maintain airflow within the
cavity wall. Install above the Through Masonry Flashing (See Section 07 27 00 Air Barrier &
Flashing System) at the bottom of all cavities behind the brick. Mortar Net shall be 10" high x
2" thick to fill the full depth of the 1 3/4" cavity. Drop into the cavity after the first 4 courses of
brick has been laid and mortar has set sufficiently to resist outward pressure from product.

Air Barrier / Flashing sequencing at Door and Window Openings:
1. Install Membrane Flashing at window/door sills prior to applying the Air Barrier. Turn up 4"
minimum up the jambs / and outside face of the sheathing on each side of opening.
2. Install Air Barrier prior to installing the windows and doors. Extend Air Barrier 3" minimum
into the openings.
3. Install Membrane Flashing at window/door jambs and head after the Air Barrier to allow the
flashing to overlap the window nailing flange. Install jamb flashing followed by head flashing
extending 3" minimum onto Air Barrier from nailing flange. Apply Bituthene liquid membrane
at the top edge of head flashing to seal to the air barrier.
Installation requirements:
Install using Grace Specialist Applicators trained and experienced in the application of the
specified products.
Prepare surfaces per manufacturer's requirements.
When properly positioned, place flashing against surface by pressing firmly into place by hand
roller.
Overlap adjacent pieces 2" and roll all seams with a hand roller.
Seal top edge of flashings with termination mastic.
At heads, sills and all flashing terminations, turn up ends a minimum of 4" and make careful
folds to form an end dam, with the seams sealed.
Do not allow the rubberized asphalt surface of the flashing membrane to come in contact with
poly-sulfide sealants, creosote, uncured coal tar products or EPDM.
Alternate Air Barrier: Spray or trowel apply a continuous uniform film at min. 60 mil (.060 in.)
dry film thickness using multiple, overlapping passes. When spraying use a cross-hatching
technique (alternating horizontal and vertical passes) to ensure even thickness and coverage. Use
high pressure, multi-component, airless spray equipment approved by material manufacturer.
Seal all brick-ties and other penetrations as work progresses.
Air Barrier and associated accessories shall be installed in strict accordance with manufacturer's
specifications by an applicator experienced in the installation and with the application
techniques.

*The grey face of DensShield Tile Backer has a heat cured acrylic coating which is a built-in
moisture barrier / vapor retarder. No additional moisture barrier is required over panels. Butt

Company (composite membrane made from PVC with polyester fabric laminated to both sides)
cut into 12" wide strips to seal the joints between sheets. Set membrane in Noble Bond EXT
adhesive or latex modified thin set adhesive.
** Impact resistant gypsum board is only required to 8'-0" above the finished floor. Gypsum
board without the impact resistant rating may be used on the wall above 8'-0". Provide a skim
coat (level 5) finish over the exposed glass mat facing of GP - DensArmor Plus. This skim coat
will be required to achieve an acceptably smooth wall.
*** Abuse resistant gypsum board may be installed in lieu of Impact resistant gypsum board

Shop Drawings: Submit drawings indicating tile patterns and locations as well as locations of
expansion and other joint types occurring in substrates. Submit tile samples for each type, color
and texture required, at least 12 inches square, mounted on durable backing, and showing grout.
Lay Out (Unless Otherwise Noted): Prepare lay out of tile work so as to align joints of floor,
base, wall tile and trim when pieces are of same size. Lay out so as to center tile fields in both
directions in each space or area, to minimize tile cutting and provide joints of uniform widths.
Provide lay out so as to minimize use of tile that are less than one-half tile in size
1. Locate expansion joints and other joint types to be sealant filled during installation of setting

Exposed aggregate finish with integral tint. Concrete mix shall be by Thomas Concrete 770431-3313, mix number 301-P with #C-12 “Mesa Beige” Tint by L.M. Scofield Company added
at plant. Mix 301-P is made up of standard 3000 p.s.i. residential concrete pump mix, with
granite #57 stone, a blend of granite and natural sand, Type I cement, Class F flash, water
reducing agents, and air entrainment admixture. After concrete is poured but before it has set up,
seed with additional aggregate, and spray with retardant. After concrete has set to walkable
firmness, hose off top slurry layer of cement to expose aggregate. Acid wash and apply a clear
sealer. Pour small sample for architect's approval.
