As owner and director of Barra Prime, Tito has brought together a team
of young Portuguese real estate professionals who all live and work in
the Algarve’s ‘Golden Triangle’ – an area that encompasses the exclusive resorts of Quinta do Lago, Vale do Lobo and nearby Vilamoura.
Their specialist skills, technical expertise and thorough knowledge of

Property is a passion for Tito. Construction runs in the family. Fascinated at an early age by the building and assembly of infrastructure,
the planning involved, materials used and the teamwork required in
successfully creating a home, the young Tito was compelled to uphold
the family tradition.
Born in Faro, the regional capital, he first set foot in Quinta do Lago in
1986. It was a defining moment.
Visiting the resort with his parents, he was immediately captivated by
the verdant, meandering beauty of the pine-clad landscape and crystal blue lagoons of the Ria Formosa. Thus began an affinity with this
idyllic and unspoiled part of the world that has endured ever since.
Tito has worked in Quinta do Lago and its immediate vicinity for over 20
years. During that time he has been awarded a Masters Degree in Economics and Management at Lisbon’s prestigious Universidade Lusíada,
and more recently a degree in Property Valuation at ISEG-Instituto Superior de Economia e Gestão, also based in the Portuguese capital.
It’s this wealth of experience and unbridled enthusiasm for homes and
houses that he brings to the fore at Barra Prime.
Tito’s reputation is based for the most part on personal recommendation. His clients tend to be friends of friends, and he acknowledges that

Barra Prime delivers a first-rate project management service as part of its comprehensive product offer. Heading the company’s technical team is Portuguese civil engineer David Mendes. As a project manager, his responsibilities at Barra Prime
encompass every aspect of villa construction, from the initial meeting with the client to handover.
“The first thing I talk about with any client is the idea – what they want, and how they want it constructed. This is very
important.” A face-to-face meeting at this early stage is also designed to instil trust and confidence. Transparency and
synergy is vital if a successful working relationship is to be forged and the main goal is to work as a team to achieve the
best result possible. With the client rarely having the opportunity to visit the site personally during the construction phase,
David must be able to guarantee the project is completed on time, within budget and according to specifications. Legal
requirements must also be fully understood and adhered to. Barra Prime’s project manager speaks English, French and
Spanish, and the company can provide fluent Russian and German translation, too. Realistic budgets are fixed through a
dynamic programme of cost and control management, and progress is monitored on a daily basis.
“The next thing to establish is location,” says David. Naturally, plot size will determine build size. The client must then
indicate the style and character of the property required. “Once all this is achieved we can start translating the con-
cept into a reality.” As a rule, the building process takes anywhere between a year and eighteen months to complete.
The Quinta do Lago estate is now almost fully mature in terms of development. New build, especially in prime locations,
is rare. But there are alternatives. Existing villas can be refurbished or in some cases completely demolished to create a
new blueprint. “As far as infrastructure is concerned, nothing is impossible,” remarks David, who has 14 years’ experience as
a fully qualified civil engineer. “In fact, these days the trend is to demolish and build again from scratch.”
This option has its advantages, he points out. “Construction technology has advanced rapidly over the past twenty years
or so, especially with regards to energy efficiency and automation. So we can bring a property right up to date.”
In some cases, renovation is enough to realise a perfect balance between costs, improvement of comfort and clients’
expectations.
Whatever is required, David and his team will provide professional advice and technical expertise throughout.
“It’s a challenging career with a lot of responsibility,” admits Barra Prime’s project manager. “You need patience and persistence. But most of all you need to be flexible. That is the key.”
