The mission of Willhoit Construction, Inc. is to provide high quality, luxury custom homes.
Your new home was built using high-quality materials and the latest construction technology.
We take a lot of pride in our work and hope that you will take that same pride of ownership in your new
home.
We have designed this booklet to smoothly guide you through some of the important details
involved with properly maintaining your new home.

Warranty Statement
A with-in reason warranty is provided by Willhoit Construction.
Willhoit Construction, Inc. warrants against defects caused by faulty workmanship and materials. To
prevent misunderstandings, the homeowner should become familiar with the approved standards by
reading the NAHB Performance Guidelines.
Our warranty meets industry standards, and it is a with-in reason warranty. Some items are excluded
from warranty coverage for various reasons. (See Below)
It is of great benefit for homeowners to have an appreciation and understanding of home construction
and care. Certain conditions and changes are inevitable or unavoidable due to time, atmospheric or
ground conditions, etc., and require care by the homeowner.
Contractors Warranty
This Standard Warranty applies and is within reason as follows:
1. To the property only as long as it remains in the possession of the original owner.
2. To the construction work that has not been subject to accident, misuse or abuse.
3. To the construction work that has not been modified, altered, defaced, or had repairs made or
attempted by others.
4. That contractor be immediately notified in writing within ten (10) days of first knowledge of defect by
owner or his agent.
5. That contractor shall be given first opportunity to make any repairs, replacements or corrections to
the defective construction at no cost to owner within a reasonable period of time.
6. Under no circumstances shall contractor be liable by virtue of this warranty or otherwise for damage
to any person or property whatsoever for any special, indirect, secondary or consequential damages of
any nature however arising out of the use or inability to use because of the construction defect.
Exclusions from Warranty Coverage
Appliances/Equipment: Your warranties on appliances, equipment and other consumer products are
provided by the manufacturer.
Driveways, sidewalks, patios and other flatwork: These structures are poured separately from your
house slab, and are subject to slight movement that will cause hairline cracks. These cracks are of
common occurrence due to soil conditions and are therefore not covered in your limited warranty.
Landscaping/sod: Your sod and landscaping is alive and in good condition. These items require
immediate attention upon move-in and are the homeowner’s
responsibility. Your warranty does not cover sod and landscaping that dies due to lack of water (critical
in winter months too), lack of fertilizer, effects of temperature, neglect, insect infestation or abuse.
Grading and drainage: Willhoit Construction, Inc. is responsible for initially establishing the proper
grades and swales to ensure proper drainage away from the home. The homeowner is responsible for
maintaining these grades and swales. It is recommended that ground cover be established immediately
over exposed-areas of the yard to prevent wash-outs and erosion from intense rainfall. Your warranty
does not apply to gullies, erosion, or water standing or ponding in your yard which lasts for less than 24
hours.
Fixtures: These include plumbing, electrical, interior and exterior locks. Note: fixtures tarnish naturally
and are not warranted on appearance.
Cracks: These include drywall, moldings, tile grout or mortar, concrete, and wood. Hairline cracks are
common in these materials due to shrinkage and settling, and are not covered in your warranty.
Loss or damage caused by or resulting from acts of God:
Garage door openers not installed by Willhoit Construction, Inc: Any changes to the garage door without
approval from Willhoit Construction will void any warranty on the door itself.
Suggested Maintenance Schedule
Monthly Maintenance
• Smoke Detectors – Check operation by pushing test button. Check and replace battery if necessary
• Check fire extinguishers for proper charge. Be sure that you have an adequate number, located in
kitchen and garage.
• Clean & Inspect garbage disposal blades
• Clean or replace dirty filter in range hood.
• Check for evidence of leaks around toilets, under sinks and around dishwasher.
• Inspect furnace and air-conditioning filters, humidifier and electronic air cleaners. Replace as required.
• Interior Caulking: Check for cracks or separations in caulking around sinks, bathtubs, toilets, faucets,
countertops, and back splashes, ceramic floors, window sills, and any other areas originally caulked.
Twice-A-Year Maintenance
• Wash exterior of home & windows to remove salt residue.
* Required by window manufacture for warranty.
• Inspect outside of home and condition of siding, paint, masonry, stucco.
• Inspect doors and windows to verify proper operation, security and weather resistance. Clean tracks of
window and sliding glass doors before applying silicone lubricant.
• Complete Seasonal maintenance on heating and air conditioning by licensed HVAC contractor.
• Inspect and replace as needed caulking and grout around tubs, showers and sinks.
• Examine caulking around windows, doors and other areas.
Annual Maintenance
• Examine caulking around windows, doors and other areas.
• Inspect condition of concrete slabs and patios. Pressure wash and seal flatwork.
• Visually survey wood trim.
• Clean and Seal tile and countertops.
• Complete annual furnace and air conditioning maintenance by a licensed HVAC contractor.
• Schedule professional inspection of major appliances.
• Check drawers and hinges for proper alignment. Tighten and adjust as needed.
• Check attic vents to ensure that soffit vents are not blocked.
• Touch up and reseal exterior paint.
Please do not hesitate to call us for any questions you have or if you need assistance finding qualified
help for any future home improvements projects.
If you like, we can help you stay on track with any scheduled future maintenance.
We will check in with you 1 year after the purchase of your home to make sure there is no outstanding
maintenance that needs to be addressed. This will be complimentary.
