AMENITIES
3 Brays Hill is situated in a quiet rural country lane on high ground with
good views across open countryside. Ashburnham is considered to be
one of the most rural and unspoilt locations in this stretch of East Sussex
countryside, designated as an Area of Outstanding Natural Beauty and
with its own 11th century church at Penhurst.
The popular country pub, The Ash Tree, in Ashburnham is about half a
mile. The historic town of Battle with its range of shops and amenities
including main line station (London Bridge/Charing Cross) is about 5.7
miles. Further up the line is Etchingham station which is about 10 miles.
Heathfield is also some 10 miles and the coast at Bexhill-on-Sea and
Eastbourne is 9 and 12.5 miles respectively.
There are several state and private schools within reach including the
Primary School at Dallington; Claverham Community College and Battle
Abbey at Battle; Vinehall at Robertsbridge; and Bede’s at Upper Dicker;
Claremont on the outskirts of Hastings and senior school at Bodiam.
DESCRIPTION
3 Brays Hill is a delightful semi-detached Grade II Listed period cottage
dating from circa 1845 and has been the much loved home of the present
owner for the last 30 years. During this time the property has been
enlarged and sympathetically updated to form a very comfortable home.
The elevations are brick, colour-washed white, part tile hung beneath a
tiled roof. There is a modern Aga Stanley oil-fired range in the kitchen
providing central heating, hot water and cooking facilities.
The main features are:
•
Stable-type front door to hall with pine floor and coat hanging space.
•
The dining room has a built in display cabinet, pine floor, timbered
ceiling and cupboard beneath stairs.
•
The sitting room is double aspect and has a brick fireplace with wood
burner and cupboards and shelves to either side, timbered ceiling.
Double doors open on to a large paved terrace and garden from which
spectacular sunsets are enjoyed.
•
The kitchen is fitted with a good range of cupboards, brick floor, and
the Aga Stanley cooker/hot water/central heating, which is fully
programmable, unlike many other ranges, to select hot water only if
required. A stable door leads to the outside.
•
There is a first floor landing with airing cupboard and access to useful
Attic Space with potential to convert, subject to consent.
•
Bedroom 1 enjoys the views and has a timbered ceiling and deep
walk-in wardrobe cupboard (potential to create en suite facilities).
Adjacent is the family bathroom with bath and basin and separate
cloakroom.
•
Bedroom 2 has a timbered ceiling, two built-in clothes cupboards and
en suite shower cubicle with basin.
GARDENS AND GROUNDS
To one side is gated off-road parking sufficient for at least two cars and this
leads to the good sized rear garden with, adjacent to the cottage, a large
paved terrace leading down to a second terrace, both of which are ideal
for ‘al fresco’ entertaining. Timber potting shed and further store room.
The garden is 250’ in length and principally lawn with a number of shrubs
and at the far end is a fence-enclosed chicken run with large timber
outbuilding/machinery store with electricity connected. In all about 0.13
of an acre.
