Please Read These Warnings First

Read all installation instructions and precautions before installing any system.

Never attempt to install any system without reading all of the instructions.

All plumbing connections must be made in accordance with AS3500.

Do not install where water is microbiologically unsafe or of unknown quality.

The under-sink unit must be installed on a clear level surface.

Inline filter, safety tray and cupboard air vents supplied must be installed before operation.

The system is not intended for use by young children or infirm people without supervision.

This appliance is not intended for use by persons (Including Children) with reduced physical, sensory or mental capabilities, or lack of experience and knowledge, unless they have been given supervision or instruction concerning use of the appliance by a person responsible for their safety.

Children should be supervised to ensure they do not play with the appliance

If the power supply cord is damaged it must be replaced by a Birko Service Provider or qualified technician.

Do not remove the cover of the under-sink unit under any circumstances without first isolating the heater from the power supply.

Do not store detergents or other chemicals in the same cupboard as the under-sink unit.

Positioning

Select a position for the tap where it will drain into a sink.

Preferred position is to the rear and left of the sink bowl.

Select a position for the under-sink unit as close as possible to immediately beneath the tap.

Under-sink unit must be on a level surface <1000 mm below top of tap.

The under-sink unit must be installed the correct way up so that all fittings are located at the top.

Note:

Ventilation Buffers

Included in the installation pack are adhesive backed silicon buffers. If air vents are not installed in the cupboards housing the Birko unit, the buffers must be placed on the inside edge of the cupboard door to create a slight gap ensuring a minimum airflow. Failure to do this may cause the Birko unit to overheat and operate inefficiently.

Water Supply

The system is designed to be connected to a cold water supply via

1) a filter (provided),

2) a pressure limiting valve (not provided) and

3) an isolating valve (not provided).

Never connect this system to a hot water or warm water supply.

Minimum operating pressure is 200 kPa and maximum of 800 kPa.

Cold water supply temperature should range only from 5°C to 30°C.

Do not use sealing paste on water supply joints as it may taint water.

Plumbing

Do not remove the cover of the under-sink unit during installation.

All connections can be accessed from the top of the unit without removing the cover.

To install the tap, first cut a 22 mm diameter hole in the sink.

Position the tap so the spout drains directly into the sink.

For safe operation, position tap button at right angles to spout.

Pass the tap hose and cable through hole to under-sink unit.

Clamp tap base in position using plastic nut and washer provided.

Install the safe tray (provided) in the cupboard beneath the tap.

Place the under-sink unit in position within the safe tray.

Trim the tap hose to length and fit to the under-sink unit outlet.

Do not coil, kink or extend the tap hose connected to the outlet.

Connect the low voltage cable from the tap to the under-sink unit.

Do not cut the cable: excess cable must be coiled and tied off.

Electrical

This appliance is equipped with 1.8 metre power cord and plug to connect to a 10 amp

220-240 volt power outlet. For fixed wiring use a licensed electrician.

Note: this appliance is electronically controlled and will not operate with a portable generator power supply or a split system transformer.

Drainage

A vent hose is located inside the under-sink unit to allow for the discharge of any excess water and steam in the unlikely event of a system failure.

The vent hose is intended to drain into the base of the unit whilst maintaining an air break so as to eliminate the risk of cross contamination of the water should the base become filled.

Water held in the base of the unit may then flow into the safety tray. To avoid the risk of damage to cupboards and flooring, the safety tray must be drained as per AS/NZS3500.4.

Commissioning

When the installation is complete, turn on the water and check for leaks.

To avoid damage to the system, water must be turned on before power.

When the power is turned on the system will automatically prime as below.

Priming Mode

When the power is turned on for the first time, the system will prime itself automatically, covering heating the element. The element will switch ON and boil that amount of water. This will take 10 to 15 minutes and will start the heat-and-refill process until the boiling chamber is filled. The system then goes into standby mode, keeping the stored water close to boiling point.

Operation

To dispense boiling water press and hold down the round button on the tap base.

After a two second delay boiling water will flow from the spout for 20 seconds or until the button is released.

If more water is needed, press the round button again.

If, after much use, the system fails to respond, it should be left to replenish itself.

If continuous operation is required for 30 minutes or more a rest period of 60 seconds every ten minutes will be necessary.

If the taste of the water deteriorates, it may be time to replace the water filter.

Always ensure that water AND POWER are turned off before replacing filter.

For safety’s sake, filters should be replaced at least once each 12 months.

Safety

Take care when using the system otherwise scalding may occur.

The system is fitted with a manual-reset safety device for boil-dry protection.

The system is also fitted with an auto-reset thermostat to detect excessive steam in the event of any failure of the electronic controls or water solenoid valve.

If either safety feature is actuated, the heater must be serviced by a Birko Service Provider or a suitably qualified technician. It is not user-serviceable.

If for any reason the water supply must be turned off, it is most important that the power be turned off to prevent any damage to the system.
